The Spring market is beginning to slow as summer temperatures rise! Here is what you’ll find in the May 2017 edition of our e-newsletter:
First, we share our Homewatch News contribution, ‘Household Asbestos: What Homeowners Need To Know’. Given the age of the housing stock in Toronto, encountering asbestos is not uncommon. Prior to 1990, it was used largely used in buildings for fireproofing, weatherproofing and noise reduction. Although its use has greatly reduced, it’s still occasionally used commercially for insulation, siding, industrial heating systems and in car construction. Please have affected materials tested before you break ground (or wall!) on your renovation. Many of our Homewatch newsletters are turned into direct mail pieces, delivered to around 40,000 Toronto households. It’s part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog and our growing social media presence on Facebook, Google+, Instagram and Twitter.
Each month we share the tale of what one of our buyers have recently purchased in our Home of The Month feature. In May, our story surrounds one client who proactively down-scaled from her 4 bed family-friendly residence in North Toronto, after securing this month’s feature – a luxe contemporary townhouse in a vintage shell just steps to the Rosedale Subway, and backing onto Ramsden Park. Featuring three beds and three baths spread over three levels, this city home had a private courtyard garden and laneway parking. Fully fitted with luxe finishes and completed with a great eye to detail, this sun-drenched citypad was secured by our client with a preemptive offer… check out the blog for the full story!
March’s installment of our Dear Urbaneer series is entitled, ‘How Can I Prepare My Home For Emergencies?’ This time around, we present the first of a series of posts on handy ‘Homeowner Essentials’ lists, where we’ll make suggestions on essentials to have on hand to manage your home & garden. We’ll also offer tips and products to make life easier when you move into your new home. This time around, I’m helping a client wondering about how to be prepared for an emergency at home: “Dear Urbaneer – It seemed so overwhelming when I was looking for my first home to learn all I had to about the home buying process. Now that I’m a home owner, I find myself feeling a bit of the same way, thinking that there is much to learn about maintaining and protecting my home for the future. Is there anything I can do to protect my home for disasters? How should I prepare for emergencies? I know I can’t control everything, but I’d like to do what I can to reduce damage, if disaster should ever strike.” Check out the full post, especially if you’re a relatively new homeowner!
As realtors, writers, and avid social media participants – not to mention lovers of all things real estate – our Urbaneer team shares a bunch of blogs each week. According to Urbaneer.com’s May statistics, one of our most well received blogs was ‘How Demographics Affect Toronto Real Estate‘. It’s been nearly a month since the Provincial Government unveiled the Ontario Fair Housing Plan, and the supply of listings are up 54% while sales are down 18%. Everyone’s wondering if this surge of listings is a reflection of Sellers trying to cash out of the market while they can. In this blog, we discuss how key demographics, like Baby Boomers and Millenials, are controlling major market shifts! In one of our other popular blogs, ‘How To Strategically Purchase An Income Producing Property‘, Steve talks about the benefits of buying a multi-unit dwelling (or a house that can be converted to one). But, finding the right income-producing property entails some sleuthing, as you’ll want to ensure it has some specifics not always found in traditional Toronto housing. We’re here to help!
