First, we share our Homewatch news piece called '14 Property Features That Increase Your Insurance Premiums'. Did you know that some home improvements and features can either reduce or increase your insurance premiums? While some may be unavoidable, for example, working out of a home office, every savvy Buyer should be on the lookout for these money traps when you're searching for your dream home. Continuing our effort to keep the Buyers and Sellers of Toronto informed, this was also a direct mail piece delivered to 40,000 Toronto households this month. It's part of our on-going marketing efforts that range from traditional print campaigns like advertising our Innovative Space ad in the Friday Globe and Mail (as we have done for over twenty two years), to our presence on Facebook, Google+, Instagram and Twitter.
Have you ever read our Home Of The Month features? They provide a snap shot of what urbaneer.com's clients have recently purchased in the City of Toronto. Our July 2015 Home Of The Month post focuses on a young couple that recently became a trio, who need to start climbing the property ladder. They loved their beautiful hard loft, but it was unable to provide the room and safety features required by the new addition to their family. After a few disappointing bidding wars, we found an unlikely property that even our Buyers were surprised to find they loved. The best part? We were able to secure it for almost 30k below the asking price. Check out the blog to find out how!
This month, our Dear Urbaneer series post is called, 'Dear Urbaneer: Interest Rates in the 1980s and Now.' This piece responds to the following client dilemma: “I’ve done everything I was supposed to do to be able to get my first home, including saving for years to accumulate a sizeable down payment, and pre-qualifying for a mortgage. But after months of house hunting, including losing a bidding war, I’m beginning to wonder if it’s ever going to happen for me. Will I ever be able to live the kind of life my parents did, and offer my future offspring the same kind of lifestyle? It seems like I have more options available to me at my age than my parents did because interest rates are so low, yet home ownership keeps eluding me. When will the market let me in?” We particularly enjoyed writing this month's in-depth response, given its relevance to the recent surprise interest rate cut by the Bank of Canada. In particular, she draws connections between the milestones of getting married and buying a home; each hinges on balancing needs vs. wants and can involve a serious financial commitment.
