Valentine's Day may be long past, but we're still celebrating love – our love of all things Toronto real estate!

Here's what you'll find in the February edition of our e-newsletter:

First, we share our Homewatch News contribution, 'The Value In Buildings'. In this piece we discuss the six interconnected layers of a building that influence value. These six layers – Site, Structure, Skin, Services, Space Plan, and Stuff – are all drivers behind determining the value of property – both the market-influenced number, and the actual cost. Incidentally, this HomeWatch Newsletter was turned into a direct mail piece delivered to around 40,000 Toronto households. It's part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog on urbaneer.com along with our growing social media presence on Facebook, Google+, Instagram and Twitter.

Each month we share the tale of what one of our buyers have recently purchased in our Home Of The Month feature. This month we share the journey of a young family who had to compete in a tight freehold housing market against their peers – many whom have had help from their families. Pro-actively selling their loft condominium to secure this next long term rung on the property ladder, our Buyers spent some time living with family to squirrel away some extra dollars while looking for the right property. In January's installment of our Dear urbaneer series, entitled, 'What do I need to know about Buying a Condominium Pre-Construction?', we respond to the following question: “After much consideration and weighing the pros and cons in my house hunt, I’m toying with the idea of buying a condominium pre-construction.  I know that buying that kind of property is a little different than buying a home on the resale market. Apart from the obvious visual differences in selecting a home before it is built, what else do I need to know to make a smart move?” Every homebuying journey is different, and there's always something new to learn – both for our clients and for ourselves!
