June’s Dear Urbaneer was entitled, Dear Urbaneer: What Questions Should We Ask Our Out-Of-Town Realtor Before Making A Property Purchase?  This month, Steve guides clients approaching retirement who are contemplating a second property purchase on one of the BC coastal islands (Vancouver Island, a Gulf Island or Bowen Island) where they would intend to build a new residence to age-in-place.  The question reads: “We are preparing to downsize and retire, and we are interested in exploring rural living. We’re open to building a new home or modifying an existing one. What should I think about if I choose to downsize to a rural property? Also, I am not familiar with the market conditions out west. What questions should I be asking my realtor out there, or seeking answers for, once I find a property I am interested in to make sure I am paying a fair price, so as to protect my financial investment?”  Read on for his insight!

Our most well-read piece was: ‘Canada’s New Design Catalogue Aims To Fast-Track Building Affordable Market Housing.’ At the beginning of March, the Federal government released the Housing Design Catalogue – a collection of 50 standardized housing designs for rowhouses, accessory dwelling units, fourplexes, and sixplexes –  specific to each region to align with building codes, climate zones and planning rules. CMHC is delivering the catalogue, along with finance and insurance options for homebuyers and builders, as part of Canada’s Housing Plan. The focus and objective are to offer ready-made, higher-density housing plans to builders in an effort to streamline the creation of affordable housing in Canada. Read along as we dive into this new initiative!

Another popular piece was ‘Canadian Real Estate: How Front Yards & Facades Can Reflect Our Affiliations & Beliefs‘. Our homes, of course, shelter us, but they also provide us with a unique canvas, inside and out, to express ourselves. We all have the opportunity to style our interior to reflect our taste and fill it with contents that have meaning and memories. For those who live in houses free of rules regulating exterior aesthetics (unlike communities with homeowner associations, suburbs with restrictive covenants, and most condominiums, whether they be townhouses or high rises, which aim for uniformity through visual cohesion), our gardens and exterior facades offer residents the opportunity to present who they are to the world, whether by their cultural affiliation, their faith, their favourite sports team, or even their love for reading, with the outside world. Here’s our discussion about housing as a symbol of self!

We also had a great response to our blog, ‘Rooftop Pools & Hotel Vibes: Life-Enhancing Condo Amenities Can Sweeten Urban Living‘. This blog was a promotional piece for our recent one-bed-plus-separate-den listing in Toronto’s Church & Wellesley Village, as well as a discussion of the difference between a good condo investment and a great condo investment. Before you make that leap onto the next rung of the property ladder, consider the offerings of the building you’re eyeing. Using one of our recent listings as an example, we discuss the importance of not just the number and quality of amenities at your doorstep, but of reconciling which ones you would be most likely to take advantage of and how often. (Who cares if there’s a virtual driving range if you’ve never picked up a club?).
