The difference between a good condo investment and a great condo investment can be in the quality of the amenities offered. Before you make that leap onto the next rung of the property ladder, consider the offerings of the condo building you’re eyeing.

Take, for example, the Cosmopolitan. We recently sold a t 1-bed plus separate den suite perched on the second floor of the Cosmopolitan, located at 25 Maitland Street. (We called it Swizzle & Shake At The Cosmopolitan Condo Near Yonge & Wellesley Street East, NOW SOLD!). This reputable, well-managed, luxe boutique condominium was completed in 1987, and contains 168 suites spread over 17 floors. It’s intelligently designed spacious one and two-level suites range in size from about 600 square feet to nearly 1300 square feet.

This elegant & understated concrete building offers a noteworthy collection of resident amenities that place The Cosmopolitan on par with – and in some cases superior to – newer buildings. The star is the common area penthouse space with a hot tub, sauna and gym, that connects to a spectacular outdoor rooftop lounge, walking path and – you guessed it! – a swimming pool with twinkling ‘Bright Lights, Big City’ views! On the ground floor, there are two guest suites ($85/night for 1bed, $105/night for 2bed), a billiards room, a library games room, and a meeting room, too! How amazing is that?
Our favourite is the clear blue pool that gives hotel vibes, and the bubbling hot tub that sits beneath a halo of sunlight. This feels like holiday living in the middle of the city!

When we think about a pool, we naturally think about relaxing, right? But swimming is also about exercise; it’s a great workout for almost all the muscles in the body. Now, imagine being able to partake in those activities whenever you want, without having to leave your building. That’s one of the main advantages of condominiums with a pool. You can engage in regular physical activity in a place that’s easy to get to.
Best of all, you don’t have to worry about performing maintenance on them! If you had a house with a pool, you’d be responsible for keeping the pool clean, but in the case of a pool in a condominium complex, an outside company takes care of this job, and your condominium fees pay for it. There are no headaches, no scheduling problems and no inconveniences. All you have to do is enjoy!

And when paired with a hot tub, gym and sauna, all your workout needs are taken care of, just steps from your Suite door! And to top it off, the Cosmopolitan has a walking track that runs the circumference of the building at roof level, accessed right from the pool deck. The views? Amazing! Go for a morning walk or jog with skyscrapers rising up all around you and the CN Tower in the distance! Love!

Lay out on the sundeck with a book or your laptop, catch a tan, or have a nap! Then, when the summer sun gets to be a little much, plunge into that cool pool. Even better, have a few friends over for an impromptu pool party. We love a rooftop pool!
Taking advantage of all the amenities on offer is what urban living is all about!

Since 1989, I’ve steered my career through a real estate market crash and burn; survived a slow painful cross-country recession; completed an M.E.S. graduate degree from York University called ‘Planning Housing Environments’; executed the concept, sales & marketing of multiple new condo and vintage loft conversions; and guided hundreds of clients through the purchase and sale of hundreds of freehold and condominium dwellings across the original City of Toronto.
