March’s Dear Urbaneer was entitled, Dear Urbaneer: Go New Or Go Old Condo & Renovate? In this one, Steve advises a dwell hunter who is weighing the pros and cons of purchasing a suite in a recently registered condominium or in an older, dated complex. The question reads: “I’m deciding between a couple of units in newer buildings, that are stylish but smaller (much smaller), and a suite in an older complex which offers more square footage but is dated. If I purchase the older unit, is it a complicated process to renovate, given one has to deal with a board of directors and property management? Is it similar to renovating a house, which I have done before?” Read on for his insight!
Steve and the Urbaneer Team post weekly blogs that share our love of all things real estate and that celebrate Toronto! Below are three of our most well-read posts this past month:
Our most well-read piece was: Toronto’s Own ‘Tiny Town’ On The Horizon. This blog started like so: “Have you ever imagined living in a tiny home? Could you thrive in an unconventional abode with limited square footage but all the essentials? If that’s an adventure you’d relish, we have big news for you! A Canadian developer, Plummet Properties, received approvals from the City in January to build what is being called “a commune for tiny and unconventional housing” in downtown Toronto at Spadina Avenue and Adelaide Street. Slated to rise about 16 storeys, the completed project will consist 12′ x 22′ concrete pads. This array of bases will each serve as a foundation for someone to cultivate their tiny domestic dream”. And it wrapped up like this: “April fools!” Sorry, folks: we couldn’t resist! And a story like this truly isn’t that unbelievable for our current housing climate.
Another popular piece was ‘The True Value Of Public Transportation In Toronto“. Every realtor knows the mantra “location, location, location”, and every homebuyer, for that matter. But location, of course, is a relative word. After all, being located next to a prison or a landfill won’t do much for your home’s resale value. But there are a select few things that people will always pay more to live by, including efficient public transport. With real estate prices still climbing alongside the costs of owning a motor vehicle despite the downturn in the market, it’s easy to see why homebuyers will fork over extra cash to be close to transit. (Not to mention the effect of impending tariffs!) Moreover, the aggravations that come with driving a car in the city – hard-to-find parking spots, steep parking rates, and headache-inducing traffic jams – have been pushing urbanites toward transit for years.” Read on!
We also had a great response to our blog, ‘Domestic Bliss Is A Turn-Key Townhouse‘. For a large number of prospective Buyers, two of the must-have features today are a private street entrance and some outdoor space to call their own. During the pandemic, there was a huge shift in the desire and demand for having your own front door, being near ground level (which was preferable to having to share an elevator or having to climb several flights using the common stairwell), and having private outdoor space. While high-density living and high housing prices have made condominium living the shelter type of choice for a large segment of the purchasing population, there is another alluring mid-density housing type that affords separation and privacy: the townhouse.
