Twenty Reasons Your Kid Will Love Living In A Condo

City Living, King West / Niagara / Liberty Village, Real Estate

Have you seen The Summit complex located on King Street West? We had a fantastic listing there recently. Suite 304 in 705 King St W – no SOLD – is a fully renovated two bedroom, one bath unit perfect for families who love living in the vibrant King West ‘hood but desire the comforts of a home (and more!).The Summit is a multi-building complex with a seriously enviable collection of amenities. The building goes far beyond the basics of a 24 hr concierge and visitor parking and includes some unique features particularly suited for family life.

Still skeptical? As the mom of a very busy three-year-old, Urbaneer team member Kellye has the inside scoop on raising a tot in the city.

Here is Kellye’s list of 20 reasons why your family will love living in Suite 305 at 705 King St W:

1: Pools. Two of them – one indoor and one outdoor (now open for the season!). You may never be dry again.

2: A playground exclusive to the residents of The Summit. It has a slide! Places to climb! Dirt! Your kid will get so dirty! Luckily, the suite has a beautiful bathroom with a tub for post- playground bubble baths.

3: Bedrooms that prioritize functional space and storage.  Both bedrooms feature custom closet systems to maximize their storage capability.  The second bedroom also includes a set of built in cabinets for toys and books leaving plenty of room for a bunk bed or perhaps even a race car bed.

4: Waking up in bed with a view of the CN Tower outside of your window.  You can see if from the window in the second bedroom.  Lucky kid!

5: A list price that gives you the freedom to experience the perks of the city.  At $649,900 the list price is 39% lower than the average sale price of a Semi-Detached home sold in the 416 in April 2019 (according to TREB statistics).

6: You can walk to Blue Jays games for Junior Jays Sundays.

7: The King Street car is steps from your front door. This will be especially useful when that kid who just walked to the Rogers Centre now absolutely refuses to walk home because they had way too much ice cream at the game.

8: Speaking of street cars…how much is your kid going to love watching the parade of streetcars along King Street West?

9: New engineered hardwood floors with upgraded soundproofing (new subfloor installed in 2017 with a higher soundproof rating than required by current condo by-laws).

10: Custom black out blinds in the master bedroom to help you get the uninterrupted, 8hr+ sleep you always get (HAHAHAHA!)

11: Repeat after me: Paw. Patrol. On. The. Big. Screen. The building features two screening rooms including one that can be booked for personal use. You can ponder how the heck a 10 year old and a bunch of dogs came to be responsible for all of the emergency services in Adventure Bay but now on a much larger screen.  Paw Patrol is on a roll! All the time! Whether you like it or not!

12: A layout with more square footage than many bungalows listed at the same price.

13: An ensuite locker to store your outdoor toys and a large front hall closet with custom closet system to keep all the shoes and coats tucked away.

14: It’s located on the 3rd floor.  If you ever find yourself in the position where you need to carry a passed-out toddler up the stairs (“why does he suddenly feel like he weighs 100lbs?!) then you will appreciate there are only three flights to contend.

15: I’m not saying you can fill up the squash court with balloons and let your kid lose their mind, but it would be hilarious to try.  (Please don’t tell the building management that I gave you this idea).

16: Green space to toss a ball around and let your budding Bautista practice throwing a guy out at 3rd from deep right field (I really miss that guy).

17: A yoga room to help you regain your centre and escape from your child as well as a few saunas for those times that kid really pushed you to the brink and only darkness and absolute silence will suffice.

18: A games room with pool, ping pong and foosball i.e. rainy day insurance.

19: Adorable family reading time in the building’s library (and a great place for the kid to escape your suite and still be “at home”).

20: A hobby room with tools to help develop your DIY star in training (and keep the mess out of your suite)

It’s hard to argue the merits of raising kids in a condo when a suite is this thoughtfully designed and building offers such an impressive scope of amenities.
