March 2012 Home Of The Month – Little Italy

College Street / Little Italy

Welcome to urbaneer.com’s Home Of The Month. This feature traditionally provides a snap shot of what urbaneer.com’s Buyers have recently bought in the City of Toronto, though this month it’s all about the executive rental.

I thought it worth mentioning to my readers from faraway places that finding rental accommodations of merit in the downtown core of Toronto is extremely difficult. The rental housing stock is, by and large, either situated in a dilapidated century old house that is in dire need of fixing, or it’s a tiny shoebox in the sky that is turnkey but a little bit placeless. For the urbanite who wants something a little bit special and in great condition, you have to be prepared to pony up a couple of grand a month plus to get something ‘habitable’.

This month is dedicated to providing you potential corporate relocations and executive locals an example.

Located in hip Little Italy, one of the city’s most in-demand neighbourhoods for its vibrant cafe culture, great shops and easy access to the central business district, this 3 bedroom suite situated on the top two floors of a completely renovated and modernized century residence was great value at $2300 per month plus independent utilities (about an additional $200 per month). Featuring gleaming hardwood and ceramic floors, stainless steel appliances, recessed lighting, California shutters and cable/phone in each room, this suite has all the amenities you’d want including free laundry in the lower level.

The layout was special too. On the second floor were three generous bedrooms and an oversized washroom. On the top floor was an open concept ‘Great Room’ with open plan kitchen, dining and seating areas. It also had an adorable sun-drenched west-facing Juliette balcony overlooking the gardens of Little Italy. Bellissimo!

Incidentally, if this were the equivalent of a condominium unit in the neighbourhood, it would command in the vicinity of $525,000 to $575,000.

If you, or someone you know, has particular real estate needs, wishes and desires and requires some gentle guidance, whether that be for a purchase or executive rental, please know we’re here to help at urbaneer.com.
