April 2014 Home Of The Month – Trinity Bellwoods

Buy of the Month, Queen West

Welcome to urbaneer.com's Home Of The Month feature, which showcases what our clients have recently purchased in the City of Toronto.

This luscious Rubik's-cube of lovingly-renovated-by-proud-homeowner perfection was featured in Toronto Life the week following its sale after three Buyers swung it out for the privilege of securing one of the first quality renovations in this particular leg of Dovercourt Road extending south of Queen Street West. With close proximity to all the attractions of Queen West itself, and yet within a short stroll to Trinity Bellwoods Park, this abode was an ideal marriage of size, space plan, centre-of-it-all location and outstanding condition.

Our buyer (a single professional) came to us with a request to assist her in locating a 3 bedroom house in the Queen West/Trinity Bellwoods neighbourhood. This area had long been a favourite destination for her and her friends during leisure time away from their active and engaged careers. Key in her consideration was proximity to local highways, as a commute west of the city was and would continue to be a daily reality.

Along with her parents (see Urbaneer's recent article Relying On The Bank Of Mom And Dad), our buyer client embarked upon a delightful and enlightening Urbaneer learning curve of the dynamic and at times puzzling Toronto freehold housing market. Initially quite determined not to enter competition for a property (and who amongst us wouldn't love to avoid the endemic and frenetic bidding wars we've all been experiencing!), our suburban family (very much to their credit) came to realize that bravely, strategically and knowledgably facing competition may well be necessary to secure a desirable renovated detached or semi-detached property in one of our city's most popular and beloved locales. In fact, our client's mom summed up the Toronto market and Urbaneer's tried-and-true Winning Bidding War Strategy quite brilliantly and we quote: “Buying a house in Toronto sure is different from buying a house where we're from – It's a whole lot of TIC TAC TOE!!!”

And we could not agree more!

Urbaneer guided our buyer and her family on a search of available properties which focused on Queen West Village and areas in close proximity to Trinity Bellwoods Park. After seeing a number of houses that fell short of expectations in some regard or other, our buyer knew instinctively that she'd found “the one”. And she knew that finding it presented a truly rare and hard to come by opportunity that she did not want to miss. And that is precisely why she put her best offer forward to secure this property as her next home.

The MLS listing provided an accurate snapshot of our client's wish list –> “Queen West Beauty!!! Your Search Is Over When You Walk Into This Fabulous Home. Gleaming Hardwood Floors, Open Concept Living/Dining With Exposed Brick On Main Floor And Upstairs Corridor. 3 Bedroom, 2 Baths, Main Floor Laundry And Powder Room. Parking With A Fully Detached Garage. Finished Basement With Extra Room Ready For Your Touches. All New Windows, New Wiring, New Plumbing, New Electrical, Too Many Upgrades To Mention. Beautiful Layout!”

Here are a few photos from the Toronto Life feature on the property:

This property listed at $799,999. After carefully reviewing recent sales in the immediate vicinity, our clients bid against two others to secure this property for about 12% over the list price.
