Like hockey and maple syrup, a kinship with nature feels quintessentially ‘Canadian’, and, if we’re lucky, the wild, natural world is never far from home. Many of us residing in Toronto – a metropolis of 6.4 million people – are prepared to drive four hours north, navigating road rage on a May two-four weekend, so we can stroll under towering firs, crack a beer on the dock, make some S’mores, and hear the call of the loon before heading back to the city.

Research shows that busy urbanites who seek refuge near green and blue spaces experience positive effects on their physical and mental health. It’s shown to lower stress and anxiety, increase well-being and happiness, lower heart and breathing rates, and result in a generally healthier lifestyle.

What if you could commune with nature without leaving the City?

If you crave the restorative qualities of natural green space and outdoor recreation, seek easy access to the Don Valley Parkway, and desire an intelligently designed residence, take note of this one!

Welcome to The Park!

60 Pavane Linkway is well situated for those who enjoy taking a stroll in nature, engaging in occasional retail therapy, or who require speedy access to the Don Valley Parkway. Here, you can enjoy the effortless ease of low-maintenance living while also having an accessible connection to all the benefits and wonders of Greater Toronto.

You’ve got plenty of promenade shopping very close by. A short drive away are The Shops at Don Mills, Eglinton Square, and Eglinton Town Centre. There are also a handful of neighbourhood shops just a jaunt from your front door, including a grocer, pharmacy, LCBO, and, thankfully, Tim Hortons for your morning coffee! Beyond Tim Horton’s, there’s a flurry of fast food options at your fingertips here, like McDonald’s, Pizza Depot, Pita Land, and Osaka Sushi. There are even more culinary options at East York Town Centre – about a 30-minute walk away.

For sports lovers and fans of outdoor recreation, there are the Flemingdon Park tennis courts, Vendome basketball courts, Flemingdon Park running track, a soccer field, and various other athletic fields – all within a 10-minute walk. If you’re a lover of golf – or if you’d like to take it up – you’ve got a great course right in your neighbourhood: the 9-hole Flemingdon Park Golf Course.

The complex at 60 Pavane Linkway also offers an abundance of green space for leisure, fresh air and exercise. You can have a “country in the city” experience: right through your ‘backyard’ is access to the East Don Trail. The trail can bring you right into the Charles Sauriol Conservation Area, which is a gorgeous – but not too arduous – hike! And if you have a four-legged friend, they’ll love having the Linkwood Lane Dog Park right nextdoor. Full-fenced, you can let your dog run as much as they want here; that way, you won’t have to deal with the “zoomies” once you’re back in your condo!

Running errands and getting to work is easy peasy with the 100 Flemingdon Park bus stop just 5 minutes from your front door. It will whisk you away to Broadview Station, where you can make connections to all points North, South, East & West! If the weather is nice, you can also take a 30-minute stroll north to Aga Khan & Museum Station and jump on the Eglinton Crosstown LRT. Plus, commuters and jetsetters will appreciate this building’s proximity to the Don Valley Parkway, where you can zip into – or out of – the City with ease!

You may or may not have an immediate need for schools in your household, but having quality schools nearby is always a bonus for maintaining and growing the value of your home. 60 Pavane Linkway is just steps from Gateway Public School, which offers programming from JK to Grade 6. Intermediate students (Grades 6-8) have the choice of two schools in the district: Valley Park Middle Schooland Don Mills Middle School. Marc Garneau CI offers high school (Grades 9-12) and is also well known for its TOPS Enrichment program. Also serving this district for high school is Don Mills CI.

Many families and individuals enjoy living near a place of worship, as it often brings a strong sense of community and connection to the neighbourhood. And it’s not only about religion; these spaces tend to also host gatherings, celebrations, and charitable activities that foster friendliness and mutual support among residents. A place of worship can bring a sense of calm and stability, familiar rhythms, shared values & traditions, and a welcoming presence. Can you imagine having all that within walking distance? 60 Pavane Linkway

60 Pavane Linkway is one of three proximal buildings built in 1972 by developer Olympia and York on large bucolic grounds, and that share central amenities. (The other building addresses are 5 Vicora Linkway and 15 Vicora Linkway.) This residential tower has a charming red brick facade and houses 288 units spread across 21 floors. They range in size up to 1,700 square feet, with layouts for one-, two-, and three-bedroom units. The balconies with south- and east-facing views are particularly coveted, as they overlook ravines, parks, and extensive green space.

Given its age, the suite layouts tend to offer more square footage than in newer buildings, where developers are keen to cram as many units in as possible. Moreover, the complex has an extensive list of amenities, including underground parking (36 visitor spaces!), bike storage, a security guard and entryphone system, an indoor pool, a sauna, a gym, a party room, a meeting room, a rec room, a car wash, and even a convenience store/tuck shop! The building is also pet-friendly.

Suite 404 – “They don’t make’em like this anymore!”

When was the last time you were in a high-rise Toronto condo? The concrete wrapped in polyurethane and glass-skin ‘crackerjack boxes-in-the-sky’ being completed in the city right now are squeezing 2-bedroom, 2-bath units into 620 square feet! They have compact open-concept space plans with pint-sized kitchens lining one wall, and one of the bedrooms doesn’t even have a window.

This suite, on the other hand, is spacious, offering 855 square feet of interior living space! From the foyer with double closet, the 2-bed suite expands into a generous living and dining area; they’re open to one another and share a south-facing sun-soaked balcony with treetop ravine views! Bathed in the warm glow of afternoon sun, the space plan offers enormous flexibility in furniture zoning and placement.

The kitchen is separate from the entertainment area, which was fashionable in its day, and remains popular with downsizing Boomers who prefer to keep their dirty pots and pans out of sight. The next resident may wish to remove the kitchen’s demising walls, but we like them exactly the way they are! While the cabinet fronts, countertop and backsplash do present an opportunity for renewal by a new owner, the existing fittings do continue to have utility! Throw in some quartz countertops, cabinet finishes, and stainless steel appliances that suit your taste and budget, and you could have a very chic culinary workspace!

The bedrooms are just as surprisingly spacious as the other principal rooms, and also enjoy south-facing windows that flood the spaces with natural light. With lush ravine views to enjoy for three months out of the year, you’ll feel like you’re going to bed in the country! How relaxing would that be? Lastly, there’s a crisp, clean, updated 4-piece bathroom (2018) and a large storage/utility closet. Maintenance fees are only $902.87 and include Heat, Hydro, Water, Cable Television, Internet, Underground Garage Parking Space, Storage Locker, Common Elements, & Building Insurance.

Are you a commuter? You’ll appreciate that this suite has an underground parking space; no more battling wind, rain, and snow to get to and from your vehicle! The owner of this property also gets a storage locker to fill with all their overflow belongings- like seasonal wear, athletic gear, holiday decorations, and more!

Maybe you’re a ‘make-it-happen’ millennial looking for a spacious pad to share with a roommate, a commuting corporate couple who don’t have time for the maintenance of a house with a yard, or possibly a downsizing Zoomer seeking a bucolic home base in proximity to green space, trails, and conservation areas. No matter your motivation, this sunny, sensible suite is definitely a great value proposition and worthy of your consideration!
