At The Intersections Of Creative, Cool, & Coveted

Located on Queen Street West at Massey Street, The Chocolate Company Lofts is situated in arguably one of the best locations for a Toronto loft development. The building sits smartly at the nexus of three distinct & dynamic neighbourhoods – on-trend Vogue-worthy West Queen West, creative, colourful Trinity Bellwoods, and the rapidly revitalizing Niagara neighbourhood. Plus, considering the building’s proximity to hip & happening Ossington, Kensington Market, & The Entertainment District, the fortunate Buyer of this heart-grabbing domicile will always be near everything at once!

The game’s name here is Convenience. This neighbourhood boasts a Walk Score of 98, a Transit Score of 93 & a Bike Score of 89! Trying to check things off your To Do list? Daily errands are a breeze with a large No Frills at King & Shaw, Shoppers Drug Mart on Queen at Ossington, and the LCBO on Queen at Portland – all within a 12-minute walk! Love java? We often get our fix at Pilot Coffee Roasters on Ossington or White Squirrel Coffee, just a few doors down Queen Street. Living cleaner? Cycle 7 minutes to meet your bestie or beau at Nutbar, the purveyor of 100% organic superfoods and nut milk made from scratch and then enjoy an enlightening Performance Sauna and a Cold Plunge at Othership next door.

When we’re not in the mood to cook, Terroni is a big fave – right down the street. Union stands out in French fare, while Simit & Chai makes for an excellent breakfast (or dessert!). We also enjoy Mandy’s Gourmet Salads! And when that sweet tooth takes over, try out Bang Bang Ice Cream – particularly perfect for a hot summer afternoon in the park.

Craving late-night comfort food? We love classic diners, so we recommend The Lakeview, which is open 24 hours a day and just a stroll-thru-the-park away! Is takeout on your radar? We love getting pizza from Sud Forno, but be warned: with all their delectable baked goods, you’ll leave with dessert, too! When patio season hits, we adore the iconic Drake Hotels outdoor space, but also have to give a shout-out to the patio at Bellwoods Brewery – love!

Something else we love about this location is that it’s a hop, skip and a jump to Ossington Avenue, where a burgeoning art gallery scene, unique culinary experiences, trendy shops & other purveyors of extraordinary delights have grown up amid the long-established and more traditional Portuguese bakers and butchers who have served the community for decades. Ask any Torontonian ‘in the know,’ and they’ll point you to Ossington for new, unique experiences and a fun night out!

Beloved Trinity Bellwoods Park is the amenity that keeps giving, with many opportunities for relaxation and recreation! This bucolic 14.6-hectare nature refuge under a lush canopy of mature trees offers baseball diamonds, volleyball courts,  tennis courts, a wading pool, and children’s play structures. Whether taking a daily stroll, savouring a picnic, making snow angels (hello, outdoor skating!), or frolicking with your furry friends at the off-leash dog zone, a natural playground like this one is truly an urbanite’s all-season dream! And, Captain Obvious wants you to know that if you commit to sitting on a park bench for 10 minutes, incorporating a daily visit here will restore and rejuvenate your body, mind and spirit. Srsly! It’ll be one of the easiest healthy habits you’ve ever formed.

Crave community? A 4 minute stroll from the front door of The Chocolate Co. Lofts will bring you to the Trinity Community Recreation Centre which offers a range of activities for all ages, interests, and skill levels including arts, hobbies & interests, fitness, various sports, and swimming.

Love a farmers market? Each Tuesday from May to October, the Trinity Bellwoods Farmers Market operates at Dundas West & Shaw on the northwest corner of the park. An enjoyable essential thread in the neighbourhood fabric, shopping by is a great way to connect with neighbours, buy local, and get grounded in groovy urban village vibes.

Venturing further out? Getting where you’re going is always easier when you’re on a 24-hour streetcar line, and the Queen car is right below this penthouse perch – or stroll south to the King Streetcar, where the auto restrictions mean there’s less traffic to slow it up. How amazing is it when your day or night means instant accessibility via two of the City’s main arteries? There are multiple bus routes, too, including there-in-a-flash transit routes on Ossington & Bathurst Streets that will connect you to the Bloor Subway Line, and from there, all points North, South, East & West! Plus, should you need it, Enterprise Car Share is beside the building on Crawford just south of Queen.

Good schools are essential for future value, whether your household requires them or not. 955 Queen Street West is well-situated for several reputable schools, including JK through to Grade 6 at Niagara Street Junior PS, and JK through Grade 8 at Ryerson Community School. Looking for a high school for your tween? Parkdale Collegiate is walkable without being weary; it’s just a 25-minute walk or 12-minute streetcar ride away. Have different needs? There’s an alternative school, adult learning programs, and quality childcare – a big bonus – right here in the neighbourhood.

The Chocolate Company Lofts

Originally home to The Patterson Candy Co Limited which began in 1888, this confectioner constructed its first factory at the corner of Queen Street West and Massey Street in 1912 and, as the firm became more established, it completed expanding its operations in 1928 with a 5-storey annex to total 60,000 square feet. Operating for several decades, the firm closed in the late 1950s leaving sweet memories of the Wildfire & Patricia chocolate bars, the Coo-Coo-Noodle, and Patterkrisps which were crispy crunchy triangles coated with rich dark chocolate.

Forty years later, as the loft conversion market fired on all cylinders, The Chocolate Company Lofts was registered by Plazacorp Developments in 2005, following their completion of the Stockyard Lofts (27 units) at 121 Prescott in 1996 and Imperial Lofts (65 units) at 80 & 90 Sherbourne Street in 1997 and before they completed Bloorline Lofts (64 units) at 284 St. Helens in 2005, and the Feather Factory (44 units) at 2154 Dundas West in 2008.

While the roots of Patterson’s company were sweetly invested in all sorts of candies and confectionary, the “Candy Factory Lofts” next door preceded this conversion by a few years – so Plazacorp got creative with its namesake. The two original buildings were transformed into hard lofts, bridged by a new six-storey soft loft addition. The result is an effective mix of hard lofts featuring exposed brick and wood beams and softs lofts in a crisp clean-lined contemporary aesthetic to total 144 unique condominiums called The Chocolate Company Lofts.

Run by reputable Goldview Property Management,  this well-managed conversion provides excellent onsite amenities, including underground parking for residents, a 24-hour concierge, a fitness room & spacious social centre with media, a pool table, and dining zone with kitchen. The building is pet-friendly (restricted to two [2] pets per unit), and the closest off-leash dog park is right across the street in Trinity Bellwoods Park!

Penthouse 6

Penthouse 6 is an efficient open-plan urban retreat perfect for busy professionals – swinging singles, nesting couples, and yes, there’s sufficient efficient square footage to accommodate kids – who want to own a slice of downtown Toronto where their investment is likely to improve. Perfectly proportioned, well-situated on the top floor of the building, and smack dab at the nexus of several coveted neighbourhoods, this crisp contemporary space marries utility, style, and convenience!

To get you well on your way, this loft has just had its walls refreshed with quality paint and luxury vinyl plank flooring installed; so you can move into this crisp canvas and breathe deep. And when you’re ready to flex yourself and make it your own feel free to knock all the walls down, or add some more! Incidentally, extra flooring and shoe moulding have been set aside in the deeded locker – steps from the premium parking space located right near the underground garage entrance.

First impressions count! Crossing the threshold of this soft loft penthouse is like stepping into an easy, breezy beautiful volume of air, space and light, thanks in part to the impressive 10′ ceilings, the open-concept floor plan with unexpected peak-a-views afforded from 2 sets of curving diaphanous draperies, and the prize of a jaw-dropping wall of floor-to-ceiling glazing with its unobstructed panoramic park-city-sky vista. Yup, you had me at Hello!

The spacious entertainment zone is ample, honest, and easy, meaning endless furniture permutations exist. Are you more of an entertainer? A large harvest table could be your focus. More of a lounger? A sectional would work perfectly floating in this loft. No matter your preference, this is a flex space with options to accommodate your live/work, eat/sleep, love/laugh states of being.

The kitchen is a pristine example of the modern conveniences afforded by the soft loft style. Bright and white, this culinary workspace offers plenty of prep area, storage, stainless steel appliances, and a movable island that can also double as a breakfast bar. We love the contrast between the all-white extra-tall cabinets and the gorgeous black granite countertops! If you can imagine yourself prepping charcuterie while chatting to friends and enjoying a smooth red, this is the set-up for you!

Currently, the loft features a self-contained office for focus, a semi-private sleeping sanctuary with partial tile floor for plant lovers, a deep storage closet with ensuite laundry for utility, and a warm white four-piece washroom with soaking tub for respite. Consider it move-in-ready or ready-for-reinvention.

Originally offered as a split 2-bed 2-bath unit, when the Seller purchased it from the developer pre-construction, the loft was reconfigured and delivered in its current iteration. Changes per the original Agreement of Purchase & Sale included the removal, relocation and reduction of walls, having one of the two washrooms roughed in so there would be more living space, and revising the locations of the electrical and communications conduits. Please note, the MLS Listing includes a Schedule for any Agreement of Purchase & Sale that provides portions of the original purchase contract verifying these details, but please understand the Seller cannot represent or warrant the developer did, in fact, rough-in the ensuite washroom per the original contract.

Space. Park. City. Sky.

This penthouse perch will be appreciated by those who value an effortless indoor/outdoor connection with nature. With nearly 200 square feet of outdoor space – with an electrical outlet and water line – the lushly landscaped terrace with mature plantings, bamboo fencing, lighting on sunrise-sunset timer, plus outdoor carpets and furnishings (all included with the purchase) – is ready, set, go!

What truly makes this loft special – says the gentle owner who has enjoyed this property for 2 decades – is watching the sun traverse the sky, seeing the landscape change through the seasons, and the magic of witnessing this both inside or out! To their point, because our street grid isn’t on a true north-south axis but orients northwest, when the soundtrack of birdsong begins and the sun rises behind the building to the southeast, the first rays kiss the treetops in Trinity Bellwoods Park and then blanket the surrounding built form. As the sun sets in the evening, its warm golden-pink hues are cast across the landscape, and the buildings both close and far glow! What might also surprise is how quiet it is can be. Because the fenestration is set back from the parapet, and the vintage buildings across the street aren’t tall, the soundwaves from vehicular traffic tend not to reverberate to the detriment of one’s enjoyment. Because of this, there is something very elemental about living in a space with 100% privacy, an unobstructed vanishing point and so closely attuned to the heartbeat of nature. To awake to see the first blanket of snow in winter, to smell the earth thawing in spring, to see the trees become a cacophony of vibrant colours in the autumn are magical grounding moments you never think of until this vista is your front row centre seat sightline.

Rare to find, this gleaming soft loft is well-proportioned and a top-notch offering for those seeking an urban dwell without sacrificing space for location. With monthly common fees of $837.43 including heating/cooling (you pay hydro), building insurance, property management, operations & reserve fund contribution, 24 hour concierge, and convenient onsite amenities – plus deeded parking and locker – this move-in ready West Queen West gem may be just what you’ve been looking for!
