East York – which runs north from The Danforth east of Broadview to Victoria Park Avenue – has a deep connection to its history. First established in the 1920s, it was incorporated as a borough in 1967, amalgamating the former East York Township and Leaside. Today, the residents are mixed, with seniors comprising some of the original residents and – over the past 15 years – the arrival of young families drawn by the affordability and easy access to downtown Toronto.

Given the extended time span over which much of the construction happened in East York, the housing stock is varied, made up mostly of two-storey detached and semi-detached homes, as well as numerous bungalows. In the 1960s through 1990s, the area has seen the arrival of mid and high-rise buildings and, more recently, an emerging trend which signal a new life cycle for this neighbourhood. Increasingly, East York is seeing the reconstruction of the original bungalows being topped up and expanded into larger single family homes, along with a movement to tear down the original obsolete small bungalows for newly constructed luxury executive custom homes. Unfortunately, this has strained the availability of rental housing stock.

We’re pleased to offer this lower level rental, just steps from the action. For those who value a decidedly connected neighbourhood, the dwelling on Sammon Avenue exudes that ‘small-town’ feel that is characteristic of this tight-knit community.

We love East York! This funky borough has its share of flavourful window front shopping, mostly along Pape, Donlands, Greenwood, Coxwell, and Woodbine Avenues.  There are numerous bakers, butchers and fruit markets, conveniently located throughout the neighbourhood. East York is also convenient for downtown commuters, about a 15-minute drive to Toronto centre.

This property is located a hop-skip and a jump away with bus service on Mortimer Avenue, or there’s a bus that runs on Coxwell which connects quickly to the Bloor-Danforth Subway Line. Work in health care? This property is a short five minute stroll to the Michael Garron Hospital at Mortimer and Coxwell, so if shift work is part of your daily life, the proximity offers loads of convenience and extra winks! Got kids? This residence is just a short walk away from reputable RH McGregor Elementary School, which offers programming from JK to Grade 5 and Cosburn Middle School, which services Grades 6 through 8. And kids in this area can even finish out High School within walking distance from home; East York Collegiate is under a 15-minute walk, door-to-door, which offers diverse and dynamic programming from Grades 9-12.

Some of our local favs? We stock up on baked goods at Select Bakery, and head to Leslieville Cheese Market & Fine Foods for premium cheeses and fine foods. Don’t feel like cooking? Family-friendly options in the hood include Captain John Donlands Fish and Chips and The Greek Grill (which promotes itself as having the most ‘authentic Greek food in Toronto’). And of course, there’s loads more options on The Danforth too!

The Lower Suite at 703 Sammon Avenue offers over 450 square feet of clean and crisp living space, is renovated with high-end finishes, and has been kept in immaculate condition!

Upon entering, you’re greeted by a wide hall that draws you into the suite. Straight ahead is the entertainment space, which boasts a modern Kitchen and combined Living/Dining space. This area awaits your personal touch and can accommodate several different configurations! High-end appliances and a large peninsula make this kitchen a pleasure to use, so if you’re a chef (or chef-in-training!) you’ll have a lot of fun in this culinary workspace. Check out those stone countertops, modern hardware, and fresh fixtures! The laundry is also located here, with a stackable washer/dyer.

The bedroom is smartly removed from the entertainment space – at the opposite end of the hall – which makes it feel and function more like the sleeping sanctuary that it is! Featuring plenty of closet space and being adjacent to the bathroom, this is a space you’ll love to relax and rejuvenate in. Rare for a lower-level space, this suite has 7.5 ft ceilings, so even height-gifted folks will feel right at home here!

For the discriminating renter who covets character and charm, but also values the opportunity to live in a connected community surrounded by amenities that will improve quality of life, 703 Sammon Avenue is a perfect choice!
