North York offers comfortable, indulgent living with all the conveniences of a bustling urban location! When life is go, go, go, having everything you need for work, play and pleasure all close to your home base is ideal.

Feel like dining out tonight? Perfect! If you want to take a break from the stove and Uber Eats, there’s a good mix in this neighbourhood of large, familiar brands plus smaller family-owned restaurants close by on Dufferin Street and Bathurst Street. There is something for everyone in your household. Savour authentic Italian cuisine at Mirra’s Place, a neighbourhood staple for over 50 years. Feel like Greek tonight? Settle in at Krystos Modern Greek Cuisine for lunch or dinner, or grab takeout on your way home. And since that brunch is my absolute favourite meal, I couldn’t help including a recommendation for Mado! They have some truly spectacular and unique traditional Middle Eastern dishes!

Seeking retail therapy? There are not one, but two large shopping centres within walking distance from home. Visit the Lawrence Allen Centre, where you can shop from 80+ retailers in climate-controlled comfort. Or wander over to the Yorkdale Mall, with its wide selection of retailers and restaurants.

There are also a lot of familiar & comforting big box brands close by that will make doing errands a breeze: Shoppers Drug Mart, the LCBO, Pet Valu, Canadian Tire, Sobey’s, United Baker’s Dairy Restaurant, Hermes Kosher Bakery, and Savours Fresh Market – all within walking distance! Don’t forget Pusateri’s Fine Foods at Avenue Road and Lawrence! Personally, we recommend Patisserie Gouter for a sweet treat or to grab dessert on the way home – lickety-split!

The sense of community is fostered at nearby Lawrence Heights Community Centre, with its tons of programming, with a host of great selections for all ages. There are camps, after-school programming, fitness programs and more. There is even a skateboard park and an outdoor pool. We can’t control the weather, so rainy afternoon activities can feel a bit more limited. If you’re looking for a way to blow off steam with the kids, your gaming buddies, or for an alternative ‘girls night out’, check out nearby Playtime Bowl Entertainment for bowling and laser tag!

Having great green space near home is a must, a just a short stroll away is Viewmount Park. Calling all tennis lovers! This park is home to the excellent Viewmount Tennis Club – hit a few balls whenever you want next summer whenever you wish! If you have a car, you can drive to 300-acre Downsview Park in about 15 minutes! There is also a new park under construction with lots of green space, trails and a snazzy new playground at Lawrence Heights Triangular Park. If you’re like me, you love reading a book on a picnic blanket. Well, the public library is right nearby, and is a real gem: the Barbara Frum Branch of the Toronto Public Library! There are arts and crafts programs, adult reading and film groups, children’s reading room, youth hub, along with a large collection including multiple languages.

If your household has school-aged children, you’ll be pleased to learn that there are a number of good schools right in the neighbourhood. For JK-Gr 6, you can walk to Glen Park PS. Built in 1998, this is a newer school and offers French Immersion. Also within walking distance is Lawrence Heights Middle School for Gr 6-Gr 8. And for high school, you can stroll over to John Polanyi CI, which is only a few blocks away.

Having quick and easy access to major routes and public transit is a must as well, and 639 Lawrence Avenue West is well-located in that regard. The subway is mere moments away at the Lawrence West station, and are a number of bus stops to whisk you through town. The 401 is just north of this home, making it quick and easy for your commute, or to head in or out of the city.

For convenience and choice – particularly when you don’t have a vehicle – this is a prime spot!

Suite 302 is a lesson in light and warmth. In a condo townhouse, where the rooms tend to be broken up by level, it’s essential that the spaces feel open and airy, and that the palette is cohesive. This home offers over 1000 square feet of living space, beginning with a large second bedroom with its own convenient 3 piece ensuite bath. This generously-proportioned private space features easy-to-maintain light hardwood flooring (to match the rest of the suite) and boasts a collection of large picture windows that flood this space with sunlight. Bright and inviting? A sensational separate work-from-home-space? Absolutely!

Up one level, the stairway opens up into an ample entertainment zone, with a continuation of the beautiful flooring and a wealth of light courtesy of more large windows. The adjacent open, modern kitchen with clean white cabinetry, granite countertops, an island/breakfast bar, a classic subway tile backsplash, and stainless steel appliances will make prepping meals a breeze. If you’re the resident chef, this could be your new high-end play space!

Down the main hall – past a half bath with super-convenient laundry closet – you’ll find the primary bedroom, which also boasts it’s own ensuite bath and great treetop view with easterly and southerly views.  It’s  replication of the bedroom below, but with extra square footage – how nice is that?! But that’s not all! The real show stopper is up one more set of stairs to the rooftop. If you’ve ever dreamed of your own sun-soaked roof terrace, you’ve found it! And at nearly 500 square feet, this is a serious extension of your livable space! These stunning views all the way down to the city and Lake Ontario will go great with a morning coffee and newspaper, but also pair perfectly with cocktails under the stars! Dreamy!

Available for April 1, 2023 occupancy, this recently built, heart-grabbing rental is offered for lease at $3150/month!
