While homeowner happiness is contingent very much on what happens when comfortably at home, there is a large component that draws from what you do when you outside of those walls. This, of course, is enhanced by convenience, in terms of life-supportive amenities, outdoor leisure opportunities, daily shopping, and public transportation at your doorstep. Choice gifts freedom, which is something that abounds in lovely Little Italy!

Welcome to 308 Palmerston Avenue, Suite 414!

Located in the uber-hip Little Italy neighbourhood, just west of Bathurst, this offering enjoys proximity to fantastic shopping amenities and is a short stroll from Trinity Bellwoods Park.  (Its Walk Score of 96 out of 100, is considered ‘Very Walkable!)  Little Italy is so steeped in amenities that daily errands do not require a car. It’s a 30 second walk to the 306 Carlton and the 506 Carlton streetcars at the Euclid and Bathurst stops, or a ten minute stroll to the Bathurst Street subway station. If you’re flying in from Porter Airlines on the Island Airport, the cab will whisk you straight up Bathurst Street and two streets east. The closest grocery store selling organic products is just steps away at Magnolia Fine Foods, or it’s a twelve minute walk to a Metro grocer. Reach Shoppers Drug Mart in 20 seconds, not to mention a Starbucks, an Aroma Espresso Bar, the new Village Juicery, and yes, a liquor store – all in under 2 minutes!

There are 251 restaurants within a 15 minute walk including our favourites Kalendar, La Carnita, Woodlot, DaiLo, and Giancarlo’s. Newcomer Bar Raval is also a standout. Music lovers will revel in the live performances at The Orbit Room or the vintage offerings of June Records, while movie fans will delight in the Royal repertory cinema which is located two blocks away! And let’s not forget colourful Kensington Market just a few blocks to the east.

One of the mid-rise buildings I adore in the heart of Little Italy, one of my fav ‘hoods, is The Europa. Situated on the south-west corner of College and Palmerston, where Structube has one of its retail locations, this 8-storey mid-rise houses just over 100 suites and was developed by Graywood Developments and Beaverhall Homes in 2007. I rather like its elegant canopied entry on Palmerston Avenue and graceful double glass doors. As far as condos go, this building has just enough presence to be noticed while being appropriately unassuming; it blends into the facade of the neighbourhood without too much fanfare.

A friendly concierge is on duty at The Europa eight hours per day, while a closed circuit television camera links the lobby to your television set 24-hours a day. A proximity card access system controls access to all building doors and residents’ parking levels. Beside the lobby is the Club Europa exercise room, equipped with a treadmill, lifecycle, free weights and a rowing machine. There’s also an event and party room equipped with a billiard table, comfortable couches, big screen TV, serving bar, catering kitchen, and French door access to a private patio.

Suite 414 combines over 600 square feet of urban condo essentials. The smart and functional open concept layout features an entertainment space that accommodates both sitting and dining areas, and opens on to a picturesque Juliette balcony with treetop views; thanks to its east exposure, the space is bathed in morning sunlight! The contemporary kitchen, boasting full-size stainless steel appliances, a modern undermount sink, and granite countertops, has the optimal U-shape configuration favoured by cooks for its efficiency, while the breakfast bar creates an alternate dining space. The bright well-proportioned master bedroom provides for a cozy sanctuary, and includes a spacious double closet and a second Juliette balcony with custom Phantom screen. Crave a cozy TV nook? How about a home office? The den is a flexible bonus space that you can cater to your needs!

Completed by a modern 4-piece bath, exclusive use of a storage locker, and one underground parking space, this sweet suite offers all the benefits of urban living both inside and out. Does it get any better than this?
