Welcome To Moss Park!

One of Toronto’s beloved qualities  – and how it became known as ‘The City of Neighbourhoods‘ is its patchwork of colourful urban villages. Each pocket seems to maintain its own character and flavour, but together, they collectively form the fabric that makes this City so unique.

Surrounded by Cabbagetown to the northeast, Corktown to the southeast, and Regent Park to the east, plus Church Street Village to the northwest, the St. Lawrence Market Neighbourhood to the southwest, and the Garden District to the west, Moss Park offers a supportive blend of convenience, community, and culture. In fact, just as Regent Park and the Garden District have experienced remarkable rejuvenation, Moss Park is poised for a dynamic transformation that will enhance its look and livability! The future of this particular enclave is looking bolder and brighter than ever, with several revitalization projects and densification planned for the area. Give me a ring so I can share with you some of the developments underway!

Moss Park enjoys a sweet centrality; being equidistant to all points north, south, east, and west. Intersected by several transit lines; the City’s cycling network; and oodles of sidewalks & park paths to stroll on foot, many Moss Park residents walk or cycle to work every day. And why not, when the Financial District, Hospital Row (St. Michael’s Hospital is steps away), Queen’s Park & Toronto City Hall, or our institutions of higher learning (U of T, Metropolitan University and George Brown College) employ tens of thousands of people and are located only minutes away!

Convenience means accessibility, ease, and lickety-split. And when you live at 280 Sherbourne Street, you’ll find an expanding enriching array of amenities and services in proximity in every direction. Need groceries? A quick 5-minute stroll lands you at FreshCo, offering a wide selection of food and household essentials. For more gastronomic experiences, the iconic Maple Leaf Gardens Loblaws, features an elevated ‘food hall’ experience with gourmet treats & everyday necessities with an on-site pharmacy and LCBO for convenient one-stop-shopping, or the convivial culinary St. Lawrence Market renowned for the freshest meat, fish, and seafood in the city (Pssst: Their vibrant Saturday Farmer’s Market is the ‘place to be’ with farm-fresh produce & artisanal goods). Craving a fine wine or craft spirit? You’ll find 3 LCBOs and 2 Wine Racks within easy walking distance from 280 Sherbourne. And for the morning after we grab our favourite java at Red Rocket (although Starbucks and Timmy fans can rejoice because they’re just around the corner too!) Isn’t it bliss when your caffeine fix is five steps forward or three steps back?

Nature lovers and fitness enthusiasts rejoice! Although this residence is in the heart of downtown and very ‘Bright Lights, Big City!’ it’s near some amazing parks and recreational facilities. Just two blocks south is leafy Moss Park, offering instant access to outdoor recreation or relaxation, while Allan Gardens Park, just one block north boasts a children’s playground, a fenced off-leash dog park, and the nationally-acclaimed Allan Gardens Conservatory! I love strolling the 16,000 square feet of lush botanical gardens comprising 6 greenhouse conservatories built in 1860. Feel like heading to the Farm? Just 7 minutes east on a bike is the pastoral beauty of Riverdale Farm in Cabbagetown, which connects to sprawling Riverdale Park, the Don River, and Evergreen Brickworks just beyond! Love to swim? You will at the Pam McConnell Aquatic Centre on Dundas Street East in Regent Park. Located 4 minutes east by bike, this project was conceived as a ‘Pavilion in the Park’ and completed in 2012. Architecturally resplendent, this multi-purpose swimming pool facility includes a 25m, 6-lane pool, leisure pool, tot pool, hot tub, slide, Tarzan-rope, and diving board.

Are you a lover of live music, art exhibits, or cultural performances? Do your dancing shoes need a night out? Just sashay your way north a couple of blocks to the iconic Phoenix Concert Theatre! Having been a haven of artistic celebration and congregation for more than 25 years, this venue is a neighbourhood gem! It has hosted thousands of live music performances and unique events over the decades. A 6-minute cycle down Sherbourne and west along Shuter will have you at Massey Hall, the performing arts theatre that opened in 1894 and was recently refurbished. Speaking of artistic expression, a hop, a skip, and a jump will land you on the Village strip, where you’ll find several art galleries, as well as music, dancing (and glitter!) overflowing from several bars, clubs, and restaurant patios. There are unique offerings for all!

When I think about enticing culinary offerings in this community, many of the ones that come to mind are within only a few blocks of this choice townhouse at 280 Sherbourne Street. One of my ‘go-to’s for curated comfort food (and a robust beverage selection) is House on Parliament – a local it-spot housed in a charming Victorian perched on Parliament Street. Known for adding mouth-watering twists to traditional English entrees, this cozy pub is definitely a community favourite – so arrive early to beat the line! Craving something a bit more international? Stroll north on Parliament to the Butter Chicken Factory for delicious Indian food, where spices and sauces reign supreme, or on Parliament and Gerrard East is Gushi, serving up authentic Japanese street food. If you’re looking for a lively spot with great food check out The Carbon Bar at 99 Queen Street East.

For simple, savoury Italian, locals in the ‘the know’ will point you toward  George’s Pizza & Panzarotto, on Dundas East at Pembroke, where fresh pizza, panzerotti, and pasta are served with warm hospitality. We also adore Bisou Boulangerie for lunch or a snack at 350 Berkeley Street at Gerrard East. And take it from someone who believes Sunday brunch is the best meal of the week: you must visit the iconic George Street Diner on Richmond East at George Street. Not only are they a beloved Toronto landmark, but they have built their reputation around delicious breakfast offerings and authentic Irish staples – like Farrelly’s Famous Irish Soda Bread Mix! All are served with warm, bygone diner vibes and a heaping side of nostalgia.

Getting around Moss Park is a breeze! 280 Sherbourne has the distinction of being a ‘Walker’s Paradise’, boasting a Walk Score of 97, an outstanding Bike Score of 99, and a Transit Score of 98 – a rare trio of near-perfect scores! The Dundas Subway station on the Yonge-University line is a 15-minute walk west, the 75 Sherbourne bus route is right at your doorstep, and the Queen Streetcar is just a block south. Amazingly, it’s also going to be steps to the new Ontario Line, with Moss Park Station just south of the property. If it’s a warm day, I’ll often forego the streetcar in favour of my bike; for those embracing an eco-friendly lifestyle, Moss Park supports cycling enthusiasts with dedicated bike lanes and easy access to the city’s bike-sharing programs.

Shangri-La On Sherbourne:  A Hidden Oasis In The Heart Of The City

280 Sherbourne Street is a collection of 18 multi-level townhomes that share a private courtyard behind secure gates. Beloved by its community of residents, these red brick residences with buff brick detail – constructed in 1977 – were built to complement the Victorian residential fabric in the area. Comprising two rows of townhomes staggered in height and separated by a tranquil refuge of mature plantings and tiered stone paths, the row facing Sherbourne Street features fenced garden terraces within the private courtyard while the back row of townhomes enjoys private terraces on the west side of the complex overtop the secure exclusive-use carports accessible from the laneway.

Well-managed, well-loved, and welcoming, this 95% owner-occupied complex is home to a dynamic friendly group of urban professionals. In fact, 11 of the 18 households have made 280 Sherbourne Street their home sweet home for the past 10 to 35 years. Isn’t that amazing? As one might expect, an enthusiastic gardening community thrives here; you and your neighbours collaboratively care for the communal green space while a maintenance service tends to the more mundane activities, like snow removal in the winter. The complex ensures that its comprehensive annual budget – whereby the monthly common fee includes water, parking, and basic building insurance (exclusive of upgrades and betterments) – addresses the maintenance and repair of common elements, which comprise the exclusive use areas including front porches, terraces, and third-floor balconies, as well as the building envelope, secure carport parking, and the underground passageway. The condominium corporation maintains a robust Reserve Fund, guided by a property management company and various professional sub trades. Approximately 70% of the monthly maintenance fee collected is allocated to this fund, essential for future major repairs and maintenance. Major undertakings are forecast in the Reserve Fund Study, updated every three years.

The complex has a pet-friendly policy which allows for dogs, cats, caged birds, and fish. If you have a pet that falls within these categories, you should be good to go!

I love the polished quartz counters and backsplash, plus the generous serving of cabinets. Recessed lighting paired with stylish pendants creates a warm glow, while an arched stained glass transom window provides an unexpected splash of colour.

Progressing from the kitchen, the entertainment zones are a half-flight up and a half-flight down, accessed by just-refreshed stairs with gorgeous glass panels and black metal hardware. A half flight brings you to the ‘podium level’ dining space. Well-proportioned, this space features oak-engineered hardwood floors, contemporary lighting, and a glass railing overlooking the living space below with a pretty view of the courtyard beyond. One half-flight down leads you into the generous living room featuring a contemporary wood-burning fireplace with an eye-catching granite hearth and surround, and oak-engineered hardwood floors. An impressive set of 18-foot tall west-facing windows with French doors, connects to the fenced garden terrace with its abundant hardscaping and raised planter beds. Hello, Magical Oasis! I’m sure it will be fab, when this enchanting outdoor space becomes your canvas for creativity.

On the second floor, two spacious bedrooms share a tastefully appointed 3-piece washroom, along with two storage closets – one of which includes roughed-in plumbing for a potential stacked laundry machine setup. The east-facing bedroom is adorned with a round stained glass detail, a double closet, and open built-in shelving, making it well-suited for a home office. The west-facing bedroom has two double closets, rendering it an absolute dream for fashion enthusiasts.

The third floor is home to the primary bedroom sanctuary. Blonde-engineered flooring grounds this expansive retreat end to end, unifying what could easily become multiple zones for lounging, sleeping, and dressing. The ensuite washroom is an indulgent retreat, the walk-in closet is spacious, and the expansive 15-foot wide, west-facing balcony is a treetop aerie for quiet repose.

The lower level is an open flex space with ensuite laundry (featuring stainless steel appliances), a powder room, and a utility zone accommodating the independent forced air gas furnace with central air, and electrical panel. This level also offers direct access to the underground passageway that leads to the interior courtyard – serving as an emergency fire route, easy access to the secure carport in winter, and a swift path to your new neighbours for wine o’ clock!
