Living Well & In Wonder In Leslieville
offered at $899,000Download Feature Sheet
Ask almost any urbanite and they’ll tell you there’s a terrific sizzle in the synergy of Leslieville. In fact, it’s one of the most popular destinations for those tired of the tried and true established ‘hoods found on the west side! We get it! This is a century neighbourhood that has embraced both preservation and reinvention throughout its evolution, and become one of the more authentic and undeniably dynamic places to live on the east side of downtown.
Welcome to 22 Mosley Street!
Village Vibes
Lovely Leslieville hums with a unique energy that draws you in and invites you to stay. The same can be said for the many hip eateries, cafes, bistros, and shops that line its streets and avenues. In fact, Leslieville’s notable restaurants, arts & culture establishments, and nightlife have become a huge draw for residents and visitors alike. So imagine how much more exciting and diverse your life could become, living here in such a sought-after area – within walking distance to all the ‘must-haves’ and being spoiled for choice! It’s an urbanite’s dream!
How great would it feel to live stress-free breezing through your To-Do list lickety-split? Most city dwellers have to schedule a day and a time to visit all the big box stores we invariably need searching for this and that, but when you live on Mosley Street in Leslieville, all the necessities sold at Canadian Tire, Shoppers Drug Mart, Loblaws, Farm Boy, Fresh Co, Pet Valu, and the LCBO are just steps from your front door. There’s a comfort that comes with increased efficiency and ease, and it’s easier to relax knowing that even forgotten items or last-minute needs can be fulfilled in moments!
Wondering what’s for dinner tonight, foodies? You’ve got tons of great culinary hotspots to choose from in Leslieville. First, it goes without saying that Gio Rana’s (The Nose) is a well-loved neighborhood gem! Then there’s Chula Taberna for excellent Mexican; they serve up chill street food vibes, and their rooftop is great in the summer! Also, we should say it’s tough to find better chicken than at The Real Jerk!
If you wander up to Queen Street East you’ve got dozens more choices in either direction! Dine on Italian fare at Nodo Leslieville, or cozy up at Jules Bistro for a great date night and excellent French cuisine. (Their tagline always makes us chuckle: “Ceci n’est pas un Macdo” = “This is not McDonald’s”). Seafood-centric Eastside Social is a favourite gathering spot for us, and for your pizza pickup, we recommend Descendant Detroit Style Pizza just down the block. Fancy a bevvy? Meet up with friends in the tap room at any of these faves: Black Lab Brewing, Queen’s Head Pub or The Duke.
We know urbanites tend to be discerning when it comes to their hot morning brew, and Leslieville holds plenty of options. There’s a Starbucks and Tim Hortons close at hand, but may we recommend Pilot Coffee Roasters for your next cup of java? Pilot’s core values of sourcing ethical, direct trade coffee and building transparency from farm to cup ensure this is specialty coffee you can feel good about! Coffee in hand, perhaps you’re in the mood to treat yourself? Wander over to Bobette & Belle Artisanal Pastries for an indulgent dessert, or pretty up your pad with fresh blooms from The Zoo Flowers.
An absolute must, of course, is access to parks and outdoor recreation – a rejuvenating amenity that often tops urban homebuyers ‘wish lists’. Luckily for residents of Mosley Street, there are plenty of quality, sizeable swaths of green space (and blue space) nearby. First, Leslie Grove Park is close to home and boasts a splash pad, playground, and lots of lovely leafy trees. Next, a 15-minute walk will land you at the expansive (over six hectares) Greenwood Park. This is a special all-season park, with an outdoor pool, a splash pad, an outdoor rink (which was once the city’s first artificial, covered outdoor rink), trails, a playground, multi-sports fields, and of course – lots of green space to run, play, exercise, or relax! Also, dog owners will love the Greenwood Dog Park – a ‘park within the park’ with a large off-leash area – as well as the connected dog-owning community that frequents it.
Perhaps the largest perk when it comes to outdoor recreation in the neighbourhood? Toronto’s lakeside. Directly south of this listing is the accidental wilderness called Tommy Thompson Park which is a 3-minute drive or a 15-minute walk, and further east is Ashbridges Bay/Woodbine Beach Park (featuring an extensive boardwalk, sandy beach with lifeguards, outdoor volleyball courts, food trucks, fire pits & BBQs, exercise equipment, a playground, washroom facilities, and more!) and Villiers Island easily accessible. Reap the blue benefits of being able to be close to water on a regular basis!
Having schools close by is a must; even if you don’t have school-aged children, good schools are one of the most sought-after amenities from future buyers, adding value to your real estate investment. And that value only increases when said schools are walkable! Students living on Mosley Street are a 5-minute stroll to Bruce Public School, for JK through to Grade 8. High school is a little farther, but still very walkable, at Riverdale CI. Having the ability to walk to school means convenience and time saved for the whole family.
Even with Leslieville’s rich village life, where nothing feels more than a stroll away, there are still rainstorms and Canadian winters to contend with. On those days when walking isn’t an appealing option, you’ll love having the 501 Queen Streetcar just 4 minutes away. Getting anywhere in the city is a breeze on this arterial line; the streetcar will whisk you away East or West, or deliver you to the Yonge Subway line lickety-split! For even more choice, the 83 Jones bus (with a stop right at Mosley & Leslie) hastens your journey North or South. And for those dashing off to the airport or heading north to cottage country, it’s just minutes to Lake Shore Boulevard East & West, The Gardiner Expressway, and the Don Valley Parkway.
More On Mosley Street
This semi-detached brick and frame dwelling, constructed in 1928, has a classic unassuming Edwardian facade that belies its modern interior reinvention that makes contemporary life more convenient and effortless. With significant capital improvements and upgrades since 2014, one might say this makes it a study in contrasts and comfort.
From the street a stone walkway, a custom fence, a composed garden, and a welcoming porch hint at the specialness inside, while the sleek front door with a glass insert opens into a practical tiled vestibule for wet footwear. This transition space unfolds into an open-plan entertainment level finished in a classic contemporary aesthetic. We love how the espresso plank floors anchor the space and the recessed lighting with dimmers are ready to set the mood.
Delineated into zones for lounging, dining, and cooking, this renovated dwelling is surprisingly spacious. There’s room for an enormous dining table should you desire, or a more permanent island if gathering friends around a charcuterie board is your go-to at wine-o-clock. The efficiently-designed U-shaped kitchen already has an abundance of storage, as well as a built-in pantry and utility closet.
On the upper level, the hall with a convenient linen closet leads to three spacious bedrooms that have generous windows, easy-to-maintain flooring, and storage. We love that the primary sleeping sanctuary faces south, flooding the space with light. And along with its built-in closet, the mirrored wardrobe is included. This level also contains a renovated washroom with a deep soaking tub, a glass shower enclosure, and bespoke fixtures and finishes. How fantastic is that?
At the rear of the ground floor, a staircase leads to a landing from which an exterior door accesses the backyard, and the stair switches back to descend into the finished and very livable lower level. With recessed lighting, additional storage, and the opportunity to customize, this flex space currently features a 3-piece washroom, laundry zone, utility room, and spacious bonus room. It’s a great space to tailor to your needs.
This property with laneway access also boasts a secure fully-fenced backyard with easy-to-maintain patio pavers and a large single-car garage that boasts plenty of room to store recreational gear, your seasonal tires, or even for use as a small workshop. Just like the dwelling, it’s in great condition and offers amazing utility.
Furthermore, this property meets the as-of-right criteria for a 2-storey laneway house of around 400 square feet according to Lanescape.ca – an architecture and construction practice dedicated to accessory dwelling units in Toronto. Check out their report included as an insert with our Feature Sheet or as an attachment on the MLS listing to learn more about this value-added benefit.
For those seeking a renovated well-maintained 3+1bed 2bath residence with laneway garage on a terrific landscaped lot in a convenient Triple ‘A’ location, this hits all the marks.
