East York – which runs north from The Danforth east of Broadview to Victoria Park Avenue – has a deep connection to its history. First established in the 1920s, it was incorporated as a borough in 1967, amalgamating the former East York Township and Leaside. Today, the residents are mixed, with seniors comprising some of the original residents and – over the past 15 years – the arrival of young families drawn by the affordability and easy access to downtown Toronto. Given the extended time span over which much of the construction happened in East York, the housing stock is varied, made up mostly of two-storey detached and semi-detached homes, as well as numerous bungalows. In the 1960s through 1990s, the area has seen the arrival of mid and high-rise buildings and, more recently, an emerging trend which signal a new life cycle for this neighbourhood. Increasingly, East York is seeing the reconstruction of the original bungalows being topped up and expanded into larger single family homes, along with a movement to tear down the original obsolete small bungalows for newly constructed luxury executive custom homes. Unfortunately, this has strained the availability of rental housing stock.

We’re pleased to offer this newly renovated 2bed 1bath suite in a well-maintained legal duplex just steps from the action. For those who value a decidedly connected community, this 3-suite semi-detached dwelling on a corner lot on Glebemount Avenue is part of that ‘small-town’ feel that emanates from this tight-knit community.

We love East York! This funky borough has its share of flavourful window front shopping, mostly along Pape, Donlands, Greenwood, Coxwell, and Woodbine Avenues.  There are numerous bakers, butchers and fruit markets, conveniently located throughout the neighbourhood. East York is also convenient for downtown commuters, about a 15-minute drive to Toronto centre.

This property is located a a hop-skip and a jump away with bus service on Mortimer Avenue, or there’s a bus that runs on Coxwell which connects quickly to the Bloor-Danforth Subway Line. Work in health care? This property is a short five minute stroll to the Michael Garron Hospital at Mortimer and Coxwell, so if shift work is part of your daily life, the proximity offers loads of convenience and extra winks! Got kids? This residence is just a short walk away from reputable RH McGregor Elementary School, which offers programming from JK to Grade 5 and Cosburn Middle School, which services Grades 6 through 8. And kids in this area can even finish out High School within walking distance from home; East York Collegiate is under a 15-minute walk, door-to-door, which offers diverse and dynamic programming from Grades 9-12.

Some of our local favs? We stock up on baked goods at Select Bakery, and head to Leslieville Cheese Market & Fine Foods for premium cheeses and fine foods. Don’t feel like cooking? Family-friendly options in the hood include Captain John Donlands Fish and Chips and The Greek Grill (which promotes itself as having the most ‘authentic Greek food in Toronto’). And of course, there’s loads more options on The Danforth too!

This Upper Suite on the second level, offered for $2500 per month + hydro (includes heat!) features two bedrooms and one bath, with ensuite laundry. Finished with gleaming quality laminate flooring throughout, this well-maintained suite is drenched in light with a skylight, and north, east and west exposures. Well-proportioned with generous room sizes, a smart layout, newly renovated chef’s kitchen boasting handsome subway tile backsplash and quartz countertops to make meal prep and clean up a breeze , the suite is well-suited for sharing or for a family. It includes five quality appliances (stainless steel fridge, stainless steel range/oven, stainless steel dishwasher, stainless steel microwave fan/hood, and stacking washer and dryer pair), and has a door off the rear bedroom which connects to the bijou deck and staircase leading to the garden and garage. And there’s a luxe newly renovated 4 piece washroom with ensuite laundry – how perfectly convenient is that? Do you have a car? The tenants for the two suites can share the two car garage (we love the opportunity for optional storage!) as well as park a second vehicle each on the double drive. The rear yard is a fenced common area perfect for those who love to garden or barbecue.

Top to bottom, we think this home hits the mark!  Family and pet-friendly, the property has just been recently refreshed. Better still, this heart-grabbing rental is ready for immediate occupancy to those who appreciate and enjoy outdoor space, and are willing to contribute to maintaining it. If you have a love for the outdoors and gardening this place is definitely for you, given the owner is seeking tenants to collectively share in snow removal, garbage pick up and garden maintenance.

For the discriminating renter who covets character and charm, but also values the opportunity to live in a connected community, surrounded by amenities that will improve quality of life, 212 Glebemount Avenue is a perfect choice.
