While we don't pretend to have all the knowledge and knowhow of an investment banker, we do know real estate inside and out, we know market conditions, and we know how a piece of property operates within your investment portfolio. It's worth the read! This HomeWatch Newsletter was turned into a direct mail piece delivered to around 40,000 Toronto households. It's part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog on urbaneer.com along with our growing social media presence on Facebook, Google+, Instagram and Twitter.
Each month we share the tale of what one of our buyers have recently purchased in our Home Of The Month feature. In September, we share the tale of young family making the leap from renting to home ownership. After a variety of twists and turns, and the realization that they would be best suited to a 'fixer-upper' in need of a cosmetic facelift, they successfully secured a unique semi-detached 'estate sale' property in their much-preferred neighbourhood of Danforth Village! And at a great price point – under $850,000! How did we negotiate the acquisition? You'll have to read it to find out!
In September's installment of our Dear Urbaneer series, entitled, ''What Are The Steps To Add Onto A House In Toronto?', we explore a movement in housing that is happening more and more frequently in the city of Toronto, as a culmination of several market conditions – including escalating prices, aging homes and scarcity both of existing stock and existing land – occurs: renovation. This was inspired by a client question about adding on to the footprint of their home, and what scale of work such a project would require in the City of Toronto: “We have recently purchased an older home in our desired neighbourhood, and while it checks the boxes both where location and budget are involved, admittedly, it needs some work. We want to renovate the existing home so that the space is more functional for our needs, and potentially build an addition for our growing family. We’ve already started thinking about what we'd like to do to our house, but how do we actually get started to make them a reality?” Check out the step-by-step recommendations we provided these new homeowners, to facilitate their navigation of a complicated process that Steven Fudge has experienced personally!
