To start, we bring you our Homewatch News contribution, ‘How To Improve Your Home Inspection IQ‘. While a home inspection doesn’t cover every potential deficiency in a property, it does offer an overview of the structure and major building components that provides a snapshot of the condition of the dwelling in that moment of time. A standard property inspection gives you a starting base for recourse, as well as an “out” from your conditional contract if something doesn’t sit right. All in all, it is money well-spent. However, do you know what is and isn’t covered by a property inspection and what you need to know about any exceptions? Here’s a blog to give you the important details! It’s part of our on-going marketing efforts that range from traditional print campaigns, to our informative blog and our growing social media presence on Facebook, Instagram and Twitter.
We continue the tradition of sharing the homebuying journeys of select clients in our Home of The Month feature. hare the journey of a professional couple who – at the start of their search 9 months earlier had just conceived – and by the time they secured their purchase the most adorable newborn would soon be ensconced in her new nursery in a spectacular lofty 4bed penthouse perch in Leslieville. Let this be an example of the common experience of many Buyers of Toronto real estate who are seeking the ideal dwelling. It can take time, but for those with patience and intent, you will ultimately be rewarded. The story unfolds here – read on!
This month, our Dear Urbaneer series is entitled, ‘Should I Renovate My House In Stages Or Do A Full Gut?‘ As the shelter industry has increasingly become party to fashion and trends, the longevity of a kitchen is decreasing. Today a kitchen lasts about 10 years max before being ridiculed as ‘dated’. This means if you’re hoping to garner top dollar when it comes time to sell, it’s critical that your kitchen remain appealing. Given that it’s such an important status marker of domesticity, for those who are paying attention to a return on investment over personal pleasure, your kitchen should be seven years old or newer when selling your property. FInd tips for updating the heart of your home here!
Blogging is how we share our love of real estate, culture, the urban lifestyle, and Toronto! This month, most popular post was: ‘About Laneway Housing In Toronto, By Sustainable And Urbaneer‘. We teamed up with architectural firm Sustainable to address Toronto’s new laneway housing approvals and guidelines. Having come into effect in June, it took the entire summer for the city to post by-laws as they pertain to this new housing type, which the real estate industry, property owners, and potential developers/end users are now assessing. As a realtor working in Toronto for 26 years (including all of the city’s geographic boundaries for laneway housing), I can assure you the interest is enormous. Find out if your lot might be eligible!
Our second most read post was ‘Edwardian Residential Architecture In Toronto‘. One of the many benefits of living in Toronto is the beauty of the vintage housing stock. While older residences will require additional maintenance and repair simply because of their longevity, the high style patina and architectural touches that lend the unique character to these homes are truly immeasurable!
