We’re smack dab in the middle of a change of season, but we’re also amidst a season of change! While we fall deeper into autumn, there’s a lot of new information coming to light about house prices, interest rate hikes, and revisions to mortgage rules. First, we share our Homewatch News contribution, ‘How To Maintain Your Home And Garden: Essential Tools’. First-time buyers and new homeowners will benefit the most from this one! To maintain your home’s asset value, you need to be on top of maintenance in its many facets.  Not only that, but having your property look its best and in good repair will enhance your own enjoyment of ‘Home’. In this piece, we offer our must-have list for stocking up on home essentials. Many of our Homewatch newsletters have been turned into direct mail pieces, delivered to around 40,000 Toronto households. It’s part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog and our growing social media presence on Facebook, Google+, Instagram and Twitter.

Each month we share the tale of what one of our buyers have recently purchased in our Home of The Month feature. This month we share the tale of clients who were seeking a downtown Toronto dwelling that offered them access to the best of urban living. Splitting their time between Toronto and their residence in the United States, they sought an easy-care property that wouldn’t require too much maintenance. Although they initially expressed interest in purchasing a generous condominium, there were a few must-haves that were otherwise deal-breakers. The first was that the building had to be pet-friendly. The second was that the building had to allow owners to rent out their suites for periods of around six months, for when this couple spends time out of country. The third need was enough outdoor space for seating and a barbecue. Surprisingly, for a city with so many condos and townhomes, finding one which accommodated all three requirements were in limited supply. Curious what this couple ended up purchasing? October’s installment of our Dear Urbaneer series is entitled, ‘What Is The Value Of A Condominium Balcony Or Terrace?’  This month, we offer guidance to an urban house hunter who covets outdoor space: “Dear Urbaneer: Whenever I have the chance, I love to be outdoors – whether it’s exercising, dining or simply taking in fresh air. I also value the convenience of strolling from my home to village amenities. In both ways, I feel like both of these options offer me freedom. As I embark on my property hunt, I’m wondering how I might balance these two preferences as an urbanite?” More and more city dwellers desire to combine urban living with the ability to have personal outdoor space. As land grows scarce and freehold property values skyrocket, condominium living is becoming a more prevalent – and affordable – form of home ownership. But as it becomes more popular, so does the need to connect this type of homeownership with outdoor opportunity – hence the rise of, and focus on, terraces and balconies! This comprehensive post was likely a hit with our readers becasue it is a compilation and distillation of years of statistics, market trends and research – a ‘one stop shop’ education on house prices! The second most popular post was Steve’s latest installment of Tales From Tennis Crescent, called, Understanding Party Wall Agreements In The City Of Toronto. In this piece of the journey, Steve comes to learn there’s a lot of contradictory opinions on whether a Party Wall Agreement with your neighbour(s) is a necessity, whether one can proceed without one, or whether your permit drawings otherwise comply.  If you’re renovating – particular if your home shares a wall with a neighbour – you need to read this!
