Here's what we explore in our November issue:

First, we share our Homewatch newsletter, entitled, 'Understanding the Development Process: Part 1'. At urbaneer, we have launched multiple new and loft conversion condominium projects in Toronto over the years, and are often asked about the process a of bringing a project from inception to completion. In this newsletter – the first of a two-part series – we outline the various steps that a development team must navigate, and the potential obstacles that often extend timelines and frustrate new buyers and investors. In order to better share that information with you, this newsletter was converted into a direct mail piece and delivered to around 40,000 Toronto households this month. It's part of our on-going marketing efforts that range from traditional print campaigns like advertising our Innovative Space ad in the Friday Globe and Mail (as we have done for over twenty years), along with our presence on Facebook, Google+ and Twitter.

Continuing our efforts to share pertinent information that could help enhance your real estate savvy, this month we debuted the second installment of Urbaneer's Toronto Real Estate Fall 2014 Forecast. In Toronto, the real estate market holds many complexities that merge together to create current conditions. While the market can sometimes appear unpredictable and even contradictory in its movements, there are always underlying trends that influence the ups and downs that we follow from season to season. In Part two, we continue our observations of the condominium market, and discuss some of the by-products emerging as a result of soaring home prices and scarce stock.

Each month we like to share the story of one of our dedicated Buyers and their home-buying journey. In our November Home Of The Month blog, we focus on a diligent Buyer who knew exactly what she was looking for in a new home. Having carefully budgeted and saved every cent, our Buyer was ready to find the loft of her dreams: a vintage space brimming with history and character. In our November installment of our Dear Urbaneer series, What are the Closing Costs for a Property Purchase, we provide advice to a couple worried about the looming shadow of closing costs. Their question was: “We’re in the process of setting a budget for our home purchase, and know that we are going to be responsible for some costs above and beyond the actual price to buy the home. What are these costs exactly and what can we expect to pay? How much should we earmark in our budget?” As dedicated planners with their finances in order, this charming couple wanted to know exactly what awaited them on the other end of their sale. One of our most popular blogs this month was Designing a Cozy Entertainment Space in the Black House. This was the latest installment of our Tales of Upper Hillsborough series, which shares the journey of two friends, who buy a dilapidated vintage triplex in idyllic Charlottetown, Prince Edward Island, and transform it into a bespoke vacation guest house. Now nearing completion, one of the final spaces to be reimagined was the bijou sitting room in the Captain's Quarters suite. How do you take a modest, fatigued sitting room, and elevate it to a multi-functional entertainment space that meets the standards of a luxury rental? Find out how they did it!
