January’s installment of our Dear Urbaneer series is entitled, ‘Dear Urbaneer: What Are The Benefits Of A Presale Inspection Report For Property Sellers & Buyers?‘  This month, I’m helping a Seller who wonders if having a presale inspection report completed is really worthwhile, especially when it is considered a ‘Seller’s market’. There is no question that there are lots of Buyers house hunting right now in Toronto – and a scarcity of listings. But acquiring top dollar for your home is a little more complex than simply having demand outpace supply. In fact, having a presale inspection report completed is actually a very useful tool in ensuring a smooth and expeditious sale – all while trying to get a maximum sum. Read on!

It’s a lot less!)‘. A year ago today, few of us anticipated the breadth of change COVID-19 would bring, and that the byproduct of a global pandemic would see Toronto real estate values skyrocket in the quest for more space. How much has the ‘New Space Race’ changed property values in the course of just one year? Read this post and you can see for yourself!

The second most popular post was ‘Let’s Catch Up At Earlscourt Park!‘ Spending time outdoors, no matter the season, helps our mental, emotional and physical well-being. It’s just a question of planning your time outdoors safely during this pandemic – in addition to finding the perfect weather for it. WIth Spring arrived, we are having more and more warm sunny days – perfect for a stroll in the park! Here’ a blog about one of our favourite green spaces: Earlscourt Park!

We also had excellent response to our post, ‘The Affordability Conundrum For Toronto House Buyers: Location, Condition & Costs‘. Given houses that have fallen into a state of disrepair that has rendered them uninhabitable require an immediate cash injection of at least $300,000+, the prize everyone has their eye on is the house that is sufficiently ‘livable’ so that, from Day One of moving in, whatever savings that are remaining after purchasing the house can attend to all the immediate and future scope of work. Finding a house that fits these criteria is really scarce. In fact, it’s so rare I consider properties like our current listing on 417 Symington (Spring Blooms Fresh Beginnings On Symington Avenue) as the “Unicorns of real estate” This blog includes my tongue-in-cheek advice on the pros and cons of such a purchase.
