Last week, the Equinox marked the start of Spring in the northern hemisphere, which means longer days are on the way and people around the world are celebrating fresh starts. As we continue to hold our breaths for warmer weather, the housing market seems to have no such patience; Buyers are already hitting the pavement again in droves, competing for the limited number of listings available this early in the year. Case in point, check out our most recent Tales From The Real Estate Trenches post: ‘On Toronto’s East Side 42 Buyers Bid On 3 Properties Tuesday Night’.  Stop by our blog regulary and we’ll keep you informed and updated on the latest stories and trends!

Here is what you’ll find inside our March 2018 E-Newsletter:

To start, we bring you our Homewatch News contribution, ‘How To Strategically Secure An Income-Producing Property’. Whether part of an investment portfolio, or as an opportunity to generate rental income from your principal residence, having a revenue-producing property allows you to reduce your mortgage costs faster while building equity. However, finding the right property entails some sleuthing, as you’ll want to ensure it has some specifics not always found in traditional Toronto housing. Check out this piece for Steve’s helpful hints, combined with his own experience of climbing the property ladder from a condominium to a freehold property with an income-producing second unit! Many of our Homewatch newsletters have been turned into direct mail pieces – delivered to around 40,000 Toronto households – and shared across various digital platforms. It’s part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog and our growing social media presence on Facebook, Google+, Instagram and Twitter.

We continue the tradition of sharing the homebuying journies of select clients in our Home of The Month feature. March’s installment is about climbing the property ladder into a centrally-located downtown Toronto stacked townhouse, the challenges of Kitec Plumbing, and sleuthing for family-friendly accommodations for less than $600,000. Our buyers, who had recently sold their 1-bed Liberty Village condominium, were ready to climb the property ladder and secure a residence where they could accommodate their future family. Like many Buyers operating within a strict budget, they were reconciling whether they move to the suburbs where they could secure a larger space but increase their commute time, or if they should buy something more central where they could be closer to work and, therefore, have more time to engage their family. Unfortunately they faced a further obstacle when they discovered Kitec plumbing within the walls of the home they wanted to offer on. Find out what they did about it on the full blog!

March’s installment of our Dear Urbaneer series is entitled, ‘How Do You Help Buyers Make The Right Property Purchase?’ This time around, Steve helps a house hunter wondering about our the process we follow to guide Buyers toward the right purchase. It’s true, buying a home is far more than making a wish list, viewing properties, and filling out paperwork; connecting Buyers with properties that they can truly call “Home” is very much process-driven, which is how you navigate a challenging market with many variables, like that which we see today in Toronto. Using a systematic process is even more crucial when you consider the size of the emotional and financial investment in purchasing a home. Hop over to the full blog, where we reveal our real estate recipe for finding and purchasing your next home.

As realtors, writers, and avid social media participants – not to mention lovers of all things real estate – our Urbaneer team shares a bunch of blogs each week. According to Urbaneer.com’s March stats, our most popular blog was ‘On Toronto’s East Side 42 Buyers Bid On 3 Properties Tuesday Night’. Our readers value being up to date on the latest housing market happenings, but also appreciate the first-hand, personal stories gleaned from our experience in Toronto’s “real estate trenches.” Thank you for your continued support! The second most popular post was a feature on the fraudulent real estate activity that has been plaguing Canadian markets: ‘Canada Revenue Agency Takes Steps to Discourage Fraudulent Real Estate Activity In Canada’. Those who are exploitng certain “loopholes” have been draining the already limited housing supply, effectively reducing opportunity and pushing up prices for legitimate home buyers. Read the full post to find out what the Governement is doing about it!
