Urbaneer’s July 2014 E-Promo

Did you know we publish a monthly newsletter that you can subscribe to for FREE?

Here's what this month's issue explores:

First, we share our HomeWatch Newsletter called 'From Wi-Fi to Sci-Fi: Taking Housing into the Future'. It's summarizes how technology has become an anchor in our domestic lives, including home automation which has quickly become more mainstream and now attracts the attention of Google, Apple and Microsoft, who are all competing for this burgeoning in-demand market. Incidentally, we turn our HomeWatch newsletters into direct mail pieces which are delivered to upwards of 40,000 Toronto households each month. It's part of our on-going marketing efforts that range from traditional print campaigns like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years), to our social media presence on google+, facebook and twitter.

In this month's 'Dear Urbaneer' post called “Dear Urbaneer: Is Now The Right Time To Sell My Home?” we explore the factors every Seller should reconcile before putting their property up on the market. Along with exploring the market conditions for properties like yours, it requires a frank discussion on exactly the reasons – and your motivation – that influence your decision to sell. While it's easy to tap up a 'for sale' sign, to garner the maximum return on your real estate investment you'll need to undertake a step-by-step process that requires capital, time and effort. Here we offer some of the basics to get the ball rolling.

Each month we share the tale of what one of our buyers bought in our 'Home Of The Month' Feature. This month is about our professional female client who relocated back to Toronto after a stint out west. Searching for the ideal residence for under $650,000, she ultimately set her sight on a gorgeous two-bedroom two-bath condominium with a generous L-shaped brick-walled terrace in the heart of St. Lawrence Market. Drenched in light with floor to ceiling windows – and four walk-outs – this special place is just the kind of unique urban space Urbaneer loves to sell. Check it out!

For those who love design, we whisk you to The Black House in Charlottetown, PEI, where we share some vignettes showcasing the progress of our second floor 'Captain's Quarters'. This gorgeous suite is nearing completion as our third and final luxury vacation rental in this 1880s manse – which we have effectively rebuilt over the past four years – and it's turning out to be visually arresting with some fun solutions to decorating on a budget. This is part of our on-going blog called 'The Tales Of Upper Hillsborough' which is a start-to-finish story of turning a dilapidated property into a revenue-property slash Summer-Home.

We also take pleasure sharing the second installment of our newest series called 'Marriage 101' by resident newlywed Kellye. In this post called “Sorry, HGTV – Identifying Your Real Estate Needs and Wants”, Kellye addresses the girl-meets-guy-gets-hitched journey of domestic bliss and how – for real – flaking out with your newly betrothed for episodes of HGTV offers an opportunity – along with some constraints – in achieving mutual agreement on the what, where and when of your future matrimonial address. It's an engaging look at the everyday reality of life with another, and a real giggle!

Plus, don't miss our rather spectacular unique urban spaces listed for sale for your consideration!
