To start, we bring you our Homewatch News contribution, ‘How To Navigate Transforming Your Property’. Taking on renovations – of any kind – can be stressful. Generally, the larger a project is, the higher the potential for problems and the more complicated the process. This is why it’s critical to engage in some serious planning before you embark on making changings to your dwelling. This includes prioritizing everything you hope to undertake during your ownership. Find out some of your options here! We continue the tradition of sharing the homebuying journeys of select clients in our Home of The Month feature. This month, Urbaneer team member, James Ormston, recounts assisting our Buyer make a smart, strategic condominium purchase in the super convenient neighbourhood of Liberty Village! The trick was finding a property that would provide sufficient utility to meet the Buyer’s day to day needs now, but that would also make an optimal investment property in the future. This month, our Dear Urbaneer installment is entitled, ‘I’m Buying A Condo – Should I Be Worried About Kitec Plumbing?’ In response to this client question, we zero in on issues with Kitec plumbing in condominiums. Kitec was originally touted as a sturdy, cost-effective material that was resistant to corrosion. It was later discovered that Kitec was defective. In fact, instead of standing up to corrosion, it actually accelerates the process. Kitec was used very often in the construction of condominiums in Toronto, so, depending on the age of your building, it is highly possible that the unit and/or the common areas could be impacted. As realtors, writers, and avid social media participants – not to mention lovers of all things real estate – our Urbaneer team shares a bunch of blogs each week. According to Google Analytics, our most read blog in December was Part One of our Winter 2018/2019 Forecast. Toronto real estate has been extremely newsworthy over the last several years, to say the least, but it is most definitely an interesting time to be a market participant, no matter in what capacity. In Part One of the Forecast, we look at what some of the pundits are saying and discuss the probabilities of market direction for 2019, and how changing demographics and buyer behaviour is affecting the market right now. Check out what’s around the corner!

The second most popular post was ‘Foreign Buyers, Property Prices, And Toronto Real Estate‘. One of the many factors influencing real estate worth in Canada (particularly in Toronto and Vancouver) is the steady inflow of foreign investment capital. In recent years, it’s become a bit of a media favourite; ‘foreign investment’ is oft-spotlighted and heatedly debated, yet, ironically, it remains difficult to quantify and the statistical documentation is meagre. What data is available indicates the pool of foreign investors is small, but a combination of great wealth and favourable currency conversion bolsters their ability to pay top dollar, which plays a part in driving up prices.
