First, we share our Homewatch News contribution, ‘How To Assess The Value Of Outdoor Living Space’. Focusing on Toronto’s quickly expanding condo market, we explore the various criteria to be considered when trying to put a price tag on a terrace or balcony. For many – in particular busy urbanites making the most of downtown amenities – the outdoor space off their suite may not be used with great frequency, in particular if they reside in a building with a larger communal terrace with barbecues or even a swimming pool akin to a ’boutique hotel’. However, there are many who feel that having sufficient outdoor space to rest and relax off their personal living space is a high priority, and potentially worth the acquisition price premium to secure. So, is there a magic formula to determine value? Read on! Many of our Homewatch newsletters have been turned into direct mail pieces, delivered to around 40,000 Toronto households. It’s part of our on-going marketing efforts that range from traditional print campaigns – like advertising our Innovative Space ad in the Friday Globe and Mail newspaper (for over twenty years) – to our informative blog and our growing social media presence on Facebook, Google+, Instagram and Twitter.

Each month we share the tale of what one of our buyers have recently purchased in our Home of The Month feature. Here, we share the tale of a client who, after living in a substantial multi-unit Victorian on the central west side for nearly three decades, decided to downscale into a city vista two-bed/two-bath condo in the centre of the city. While the Dufferin Grove manse had served as an intelligent investment, the ongoing maintenance and repair had become too onerous. For those who are also finding it challenging to manage house and health at the same time,  this post is how finding a low maintenance property in proximity to friends and family should be a factor of high importance in your housing search. If you’re single and downscaling, this is a must-read!

December’s installment of our Dear Urbaneer series is entitled, ‘The Four Values Of Real Estate For Bidding Wars And Bully Offers In Any Market Climate’  This month, we offer guidance to a pair of our Buyers who, having taken a break from their arduous house hunt earlier this year, decided to rally and regroup. After reconsidering their budget and requirements, they’re now ready to renew their house hunt: “Dear, Urbaneer – Earlier this year, after never finding anything that really suited us while prices soared beyond our comfort zone, we pressed pause on our property search. We did so in part for a sanity break, but also felt that we might benefit with the government interventions. Now that some time has passed, we’ve reframed our criteria for what we’d like to buy. As we prepare to jump back into the market, what are the waters like? Should we still expect to be embroiled in bidding wars? Are bully offers still a good strategy? What’s the smart path for us? Speaking of the unexpected, who would have thought that we would be graced with another honour in the same month! Using search and social media metrics, as well as a criteria of content and consistency, the panelists at Feedspot.com ranked the Urbaneer blog as one of the Top 50 Toronto Blogs! We could not be more thrilled, and are honoured to be rated alongside esteemed contributors like BlogTO, NOW Magazine, and the Toronto Life!
