First, we share our Homewatch newsletter called 'Why Is the Toronto Housing Market So Crazy?' In this installment, we discuss why the hot Toronto real estate market can leave Buyers and Sellers both feeling overwhelmed. Buyers are competing to pay whatever it takes to purchase, while Sellers are conditioned to expect a financial windfall for their property, even when it isn't warranted. It’s a bit of a chicken-and-egg scenario, because each party needs the other for a successful trade. If you're a Seller, this newsletter will imminently become a direct mail flyer – with our listings prominently featured on the back panel – which will be delivered to over 40,000 Toronto households. It's part of our on-going marketing efforts that range from traditional print campaigns to our social media presence on Facebook, Google+, Instagram and Twitter.

Have you ever read our Buy Of The Month feature? These posts provide a snap shot of what urbaneer.com's clients have recently purchased in the City of Toronto. Our August 2015 Buy Of The Month post focuses on a purchase by an urbaneer client who wanted to be strategic, both building his investment portfolio and potentially securing a property that can serve his future self. As a young doctor who currently owns a concrete 'n cool loft condo in the downtown west core, he decided to invest in a property that could accommodate a future partner and children. By securing an investment property in a top notch school district now, with the intention of holding it for the long term, he's creating a sensible means to build his long term wealth. This month, our Dear Urbaneer series is called, 'Dear Urbaneer: How Do I Find and Keep Good Tenants?' In it, proprietor Steve Fudge answers the client question: “After researching the property investment market, and after having looked at a number of properties with you, I think we're getting close to making a decision on what constitutes a good rental property that generates a reasonable income and solid future return on investment. Now that I’m getting the bricks and mortar part of being a landlord sorted out, how do you recommend I find good tenants? The story came out on the Friday, and the next day we received a full price offer to a Buyer who read about it in the paper. She wasn't actively looking for a condo, and yet she knew it was the perfect place. In fact, she didn't view a single other property!
