October’s Dear Urbaneer was entitled, ‘Dear Urbaneer: What Is & Isn’t Covered By A Home Inspection?This time around, our clients are wondering what’s covered with a property home inspection, what’s not (but worth investigating), and if an inspection is always worthwhile when purchasing a dwelling in the original City of Toronto. The question reads: “During our housing search, we have noticed that some homes come with a pre-listing inspection, while others do not. We know about the value of a property inspection as part of due diligence, for budgeting and also to help us make an appropriate offer.  However, are there circumstances where a property inspection might not be necessary? Also, what exactly does an inspection cover —and, more importantly, what is not covered? How can we protect ourselves against those risks?”  Read on for his insight!

Our most well-read piece was: ‘Steven Fudge’s Latest Press In REM About How Toronto Traffic Congestion Is Affecting Toronto’s Housing Market.’ Steve was delighted to share this timely news story published in Real Estate Magazine Canada by journalist Eric Stober.  Eric reached out to Steve for an interview based on some of our past blogs, including this very well-read one: ‘What Are The Real Financial, Emotional And Health Costs Of Commuting?‘ The opening line of the REM article effectively sums up this escalating issue: “In Toronto, traffic congestion is doing more than fraying tempers. Industry experts say the mounting congestion is weighing on homebuyers, raising questions about the city’s liveability, and even straining the work of real estate agents.” Take a peek!

Another popular piece was ‘How To Navigate Renting Your Toronto Investment Property‘. With far fewer properties coming to market for sale compared to just a year ago – not to mention the concurrent depression of home values – many Toronto homeowners are reconciling that they may need to delay selling, while many Buyers have resigned to renting until more options present themselves. Thus, demand for rental properties is high. Landlords are readying their investment properties to show at their best and taking the time to find quality tenants.
