November’s Dear Urbaneer was entitled, ‘Dear Urbaneer: What Do I Need To Know About Buying A Parcel Of Land Or A Teardown?’ This time, Steve is assisting a client who is considering purchasing a parcel of land to build a dwelling. The question reads: “Although I have seen a couple of properties that had several features on my wish list, I haven’t found one that truly suits me. A friend of mine suggested I explore buying a vacant lot and building a custom home, but I’m not familiar with what’s involved. What do I need to know?”  Read on for his insight!

Steve and the Urbaneer Team post weekly blogs that share our love of all things real estate and that celebrate Toronto! Below are three of our most well-read posts this past month:

Our most well-read piece was: ‘Over 3600 Units In 14 Buildings Planned For Oakwood Village‘. Density is essential to the growth of urban neighbourhoods, and when development is strategically planned around infrastructure like transportation, there is upside for stakeholders across the board. Housing with access to transportation naturally attracts more residents, and with them come shops and vendors that provide more amenities for everyone. Oakwood Village is fascinating in that turning to high-density isn’t only about creating more homes. It’s about creating at-home foot traffic to support many of the small, local businesses that Oakwood Village is known for. In fact, Oakwood Village has less high-density housing (or high-rises) than many other Toronto neighbourhoods of its size and age. Take a peek!

Another popular piece was ‘We HeART Vibrant Oakwood Avenue: A Growing Toronto Arts District‘. Have you ever cycled down Oakwood Avenue – which runs south from Eglinton Avenue West – to see what new art installation has appeared? Designated an Arts District by the City of Toronto in 2018, thanks in great part to the active mix of cultural communities and creatives that call the area home. The neighbourhood proudly flies its Arts Flag, primarily promoting various artists (and the creation of art!) through specialized installations and local exhibits, as well as incredible murals and street art! In this blog, you’ll find a sampling of what’s happening in the neighbourhood!

We also had a great response to our blog, ‘See You At Cedarvale Park!‘ Dotted throughout our city of neighbourhoods are an eclectic assortment of parks. Some are spaces for contemplation or laying out a blanket to read or enjoy a picnic. Others have playgrounds, dedicated recreational uses, and facilities. Each of them is unique, but they all offer the opportunity to exercise, to enjoy the company of friends & family, and to take a moment to stop, be still and BREATHE. It’s an easy and essential way to decompress from the ravages of everyday life. And it’s a habit I’ve been developing for over 2 decades.
