November’s instalment of Dear Urbaneer is entitled, ‘Dear Urbaneer: Is It Better To Buy Or Rent When Planning To Age In Place In Toronto?‘. This month, I am helping a homeowner who has roots in Toronto, but who has spent the last several years living out of province. She wants to return to the City for her retirement years to be well-positioned to age in place. She is wondering if it is preferable to buy or rent when making a move with the goal of aging in place.

One of our most well-read pieces this month was “The Not-So-Unbelievable(?) During A Shifting Toronto Real Estate Market“. Although the headlines and soundbites that define and refine the broad narrative of Toronto’s macro real estate market are based on stats and supported by examples, relying on generalizations in the media without deeper due diligence may foster misunderstandings on the nuances of competing micro-markets. When a property gets 30 offers in a sea of ‘For Sale’ signs, there are reasons why the market responded with such enthusiasm. My intention in this particular blog is to illustrate that how much a property is worth at any given time is dependent on who comes to the table, how many offers there are, the Buyer’s motivation to secure it, and how deep their pockets are. We Canadians pride ourselves on being able to withstand – and even flourish – during long months of harsh weather that would make many of our southern neighbours quiver. However, we don’t let our pride get in the way of preparedness. So, like in years past, make it a point to prepare for the fierce winter weather. Here are several suggestions on how to help your home (and you) battle the elements with even more success than before!
Here’s another popular blog this month: Province Of Ontario Favourably Changes Certain Requirements For Laneway Dwellings & Garden Suites. The landscape of laneway dwellings and garden suites is changing! There are brand new Province Of Ontario regulations that reduce the setback requirements and remove the angular plane requirements for building these two types of structures. Moreover, the regulations apply to the entire province and supersede any municipal by-laws. What does this mean? Close to 80% of Toronto houses can now support a laneway house or garden suite. How awesome is that? Read on!
