The idea that a group of individuals could collectively purchase a multi-unit dwelling holds the potential to be a viable option in places where property values have grown at a rate that far outpaces incomes, and where land scarcity and availability of low-rise traditional houses have become serious barriers against homeownership. We continue the tradition of sharing the homebuying journeys of select clients in our Home of The Month feature. This month, the couple we follow is happily ensconced in a place that is meeting their needs, so their search didn’t begin as aggressively as it would have if time were a factor. Their motivation to purchase was less than it would be for, say, a corporate relocation, or someone navigating a life style change like cohabitating with a new partner, the arrival of a baby, or getting divorced. Luckily for this couple, after great patience, the right house finds them! The story unfolds here – read on!

This month, our Dear Urbaneer series is entitled, ‘Does Wanting A Garage Mean Compromising On The House?‘ A client asks the following question: “As I put together my wish list to begin my house hunt, I know that there is one item that is a must-have for me: a garage. I love to repair and restore motorcycles, so this is at the top of my priority list. However, I recognize that the age and design of Toronto neighbourhoods in the central part of the city may not necessarily be conducive to this housing wish. Also, there are other features inside my hopeful home that I desire as well. What are my options? Is this going to require sacrificing something else in order to secure a garage?” Find our answers here!

The flow of capital (and the swift price appreciation that resulted) has largely centered on Vancouver and Toronto, but there has been spillover to other cities, like Montreal.
