This month’s instalment of Dear Urbaneer was entitled, ‘What Are The Buyer Profiles For Multiplex Properties?‘. This time, I’m guiding a Buyer who is seeking a multiplex property to house his multi-generational family and is finding himself in a crowded Buyer pool: “I was told that multi-unit dwellings are favoured by investors but it seems like it’s not limited only to them. Do you have any insights on who else would be seeking this type of property, and who I might be competing against? What are some of their motivations to buy?”  Read on!

Our most well-read piece this month was a blog entitled, ‘Everything You Need To Know About Property Under Power Of Sale In Toronto‘. There’s a perception that a property being sold ‘under Power Of Sale’ is a deal in the making. And that the astute and savvy Buyer can play it to their advantage. But is that truly the case? Here is what you need to know about properties being sold ‘under Power of Sale’.

Another popular piece was ‘Over A Recent 90 Day Period, I Discovered 1 In 4 Sellers Of Downtown Toronto Lofts Lost Money‘.  During a recent MLS deep dive to research property sales, I took a look at the downtown Toronto loft market. By and large, a property needs to increase in value by about 7% to ‘break even’ after taking into account the buying and selling costs associated with the purchase and sale of Toronto real estate. What I found is that 13 of these loft sales – 24%, or nearly 1 in 4 – that were purchased by these Sellers from 2018 to 2021, sold for sums that resulted in the Seller losing money. By as much as $335,000! Read on!

We also had a great response to our blog ‘The Revitalization Of David Crombie Park In Toronto’s St. Lawrence Neighbourhood’. Our ‘City of Neighbourhoods’ has a large, eclectic assortment of parks – some being spaces for contemplation or laying out a blanket to read or enjoy a picnic, and others boasting playgrounds, dedicated recreational fields, and facilities. Green spaces have life cycles – just like neighbourhoods! – so in this piece, I talk about the revitalization of David Crombie Park which began last summer! They’re now in Phase 2 of this major makeover.
