June’s Dear Urbaneer was entitled, ‘Is It Worth Improving My Home In 2026 Before I Sell It?‘ This time, Steve is helping a prospective seller who is wondering if he should renovate before bringing his home to market. The question reads: “I’m getting ready to sell a home I bought from a developer 25 years ago. I have replaced some of the mechanicals and major components over the years, but I always assumed that when the time came to sell, I would undertake a renovation in order to get a better price. However, once I started pricing out projects and getting quotes, I was astonished at how much more expensive everything is than they did even a year or two ago. Is it still worth sinking big bucks into pre-sale readiness? ” Read on for his insight!
Steve and the Urbaneer Team post weekly blogs that share our love of all things real estate and that celebrate Toronto! Below are three of our most popular posts this past month:
One of our most well-read pieces was: ‘This Is One Of The Best Kitchens I’ve Seen In A Toronto Condominium‘. As a realtor of 36 years who has operated in both the Toronto New Homes and Resale Housing Markets, if you had asked me, “What makes a great kitchen in a downtown condominium?”, until I crossed the threshold of this modern third-floor corner suite at 63 St Clair Avenue West in Granite Place, I would have never answered, “One that’s wrapped in two walls of floor-to-ceiling glazing!” Why? Because having viewed thousands of condos over 3 decades, the number of units I’ve seen wrapped in glass before this one is limited to just one, which was also in this complex. Overlooking manicured gardens and a lush canopy of mature trees, this recently refreshed kitchen enjoys a connection to nature that immediately softens and elevates the experience of the space. Take a look!
Another popular piece was ‘A Perfect Morning Starts At Boxcar Social‘. Nestled just a short stroll away in the heart of Summerhill, Boxcar Social has become a local institution and a perfect example of the lifestyle that makes the Yonge & St. Clair neighbourhood so desirable. Whether you’re starting your morning with premium coffee, meeting friends for an afternoon gab, or unwinding after work, Boxcar Social offers an experience that feels uniquely Toronto. It’s the establishment’s ability to evolve throughout the day that keeps residents ritually returning; mornings are filled with the aroma of freshly brewed coffee, while evenings see the space transform into a sophisticated gathering place serving wine, craft beer, and curated snacks. It’s the kind of versatile neighbourhood destination that today’s urbanites crave. Have you been?
We also received a great response to our blog post, ‘Cycling Toronto’s Kay Gardner Beltline Trail‘. Toronto – like many other metropolises – is sometimes maligned as a ‘concrete jungle’ simply because of its urbanism – a description that is ill-fitting, in truth. Toronto’s natural geography has a surprising abundance of lush ravines and parks that run like ribbons through the fabric of the City, and a tree canopy that makes it a verdant standout, even on an international scale. When you discover these green spaces, a bike ride or a hike – along the Beltline, for instance – can transport you far away from the urban grind and into a natural paradise. And this is the season to explore!
