This month’s installment of Dear Urbaneer is entitled, ‘Dear Urbaneer: Which Property Owners Are Selling Their Toronto Real Estate Now In 2023?‘. Last month I helped a dwell hunter who was uncertain about rising interest rates and their impact on market conditions and wondered if others were also hesitating to buy property. As I unpacked their question, I realized that “understanding the mechanics of the market, including what Buyer profiles are actively pursuing property & what Seller profiles are actively listing creates some context to a market from which one can frame their own situation”. As a result, this month’s Dear Urbaneer is devoted to exploring the Selling side in Toronto’s current real estate market conditions, which are oscillating under new dynamics!

The most popular post in May was, ‘As-Of-Right Multiplexes Create Missing Middle Options For Toronto Real Estate’. In this one, I discuss the recent announcement that, after much debate and anticipation, the City of Toronto introduced the ‘as-of-right’ to permit multiplexes up to four units in locations that were previously the domain of single-family dwellings! This Zoning By-Law Amendment comes at a critical time in Toronto’s housing history, and the hope is that it will help ease the housing crisis by densifying neighbourhoods formerly occupied by predominantly single-family dwellings in ‘yellowbelt neighbourhoods’.
Another popular piece was ‘Toronto Real Estate Then & Now: The Lost Decade Of The 1990s‘. There was a time in the not-so-distant past when it would have been difficult for many residents of Toronto – a city that has experienced near-consistent market appreciation for nearly a quarter of a century with nary a dip outside of the occasional value flatline – to envision the Toronto real estate market undergoing a shift. That was until Spring 2022, when the Bank of Canada began increasing interest rates in March 2022 through January 2023 by a total of 425 basis points in an effort to bring inflation down (and another 25 basis points on June 7th, 2023). Since then, the market has been wonky – with values dropping through the balance of 2022 and then spiking through the first half of 2023. So where does it go from here? Read on!
