This month’s instalment of Dear Urbaneer was entitled, ‘What About Buying A Property That’s An Assignment Sale?‘. In this one, I am responding to a homeowner who is contemplating climbing the property ladder by purchasing a New House nearing completion that she saw. The question reads: “We’re starting our search for our Forever Home in Richmond Hill. We’ve refined our search parameters, defined our price range and now we’re preparing our current property to put on the market for sale before we buy. The other day I came across an assignment sale on Facebook for a New House nearing completion that was advertised as a Distressed Sale selling at a loss. I’ve heard of Assignments, but I don’t really know much about them. How do they work? Are they a good deal, or is there a catch?” Read on!

Our most well-read piece was our 2024 wrap-up blog entitled, ‘Urbaneer’s Top 5 Most Popular Posts Of 2024‘. In that spirit of constructive contemplation – and to kick off a new year –  we always like to present our annual ‘Top 5 Most Popular Urbaneer Posts’ from the year, which run the gamut from housing-related legislation to tips on preparing your home for sale in a fiscally conscious way – and all flavoured by my own personal experience, expertise, and reflections on a career now 35 years strong.

Another popular piece was ‘Terroni Is Tops‘. I absolutely adore the fare and atmosphere at Terroni, located at 729 Queen Street West in Queen West Village between Bathurst and Trinity Bellwoods Park. I’ve been dining there for years, ever since I discovered it while living in The Banquet Hall on Claremont Street in the 1990’s. So I wrote a blog!

We also had a great response to our blog ‘Let’s Catch Up At Earlscourt Park!‘. Having easy access to green space is a high-value amenity that can draw urbanites to one Toronto neighbourhood over another. One interesting side effect of living through the COVID-19 pandemic – now three years past – was that it drove home just how essential escaping outdoors, exercising, and communing with nature are to our mental health. During those tough years (and thereafter) realtors like us saw ‘green space’ move up nearer the top of buyers’ ‘Must Have’ lists. Read on!
