This month’s instalment of Dear Urbaneer was entitled, ‘A Question About Letters Of Opinion And Estimating Fair Market Value‘. This time, I’m guiding a potential Seller who is curious about Letters of Opinion, and the role they play in determining value: “I’m thinking of putting my home up for sale. How does one figure out what their property is worth in such an uncertain market, and by extension, should one set the asking price higher to leave some room for negotiation? Furthermore, I’m familiar with property appraisals as a determinant of property value, but a neighbour of mine who recently sold their home also received a Letter of Opinion from their realtor at the beginning of the process. What’s the difference?” Read on!
Steve and the Urbaneer Team post weekly blogs that share our love of all things real estate and that celebrate Toronto! Below are three of our most well-read posts this past month:
Our most well-read piece this month was a blog entitled, ‘It’s A Different Toronto Real Estate Market, Folks!‘. In it, I share some of the challenges agents are facing as Torontonians collectively navigate a real estate market where – over the past two years – its core dynamics have been in flux. Sellers are losing control and Buyers are gaining altitude to varying degrees, proving metrics that have been historically rock solid are now undependable in valuation, and less experienced realtors are struggling to keep up with this evolving framework. Read on!
Another popular piece was ‘The Imminent Transformation Of Moss Park & The Garden District – Upcoming Developments‘. Toronto neighbourhoods are constantly in flux, and as the City booms, many of its urban neighbourhoods continue to undergo significant transformation. For example, over the past decades we’ve seen what was once urban blight become CityPlace, we’ve watched a complete rebirth of Regent Park, and marvelled at how the Distillery District was architecturally preserved while modern infill towers were erected to house Toront0’s growing population. Nearby, the neighbourhoods of The Garden District & Moss Park are also undergoing reinvention. The existing fabric will be intensified and densified by private developers who have been assembling land, or who are seeking approvals to intensify existing sites by adding more units at a time when Toronto, Ontario, Canada is in a housing crisis.
We also had a great response to our blog ‘How Urbaneer’s Custom Marketing Program Sold This Family-Friendly Home In Riverdale‘. When you enlist the Urbaneer Team, we create a custom sales program tailored to showcase your property in its optimum light, including informative online content specific to your property that we feature on multiple platforms using multi-faceted promotions. And best of all – it’s custom-created by us to attract qualified buyers specifically interested in your neighbourhood, your dwelling type, and all of the architectural and design features unique to your property. To give you a sense of how we execute our marketing program, this blog discusses how we sold a lovely 2.5-storey semi-detached Edwardian dwelling in family-friendly Riverdale – just south of Danforth Avenue, east of Broadview!
