This month’s installment of Dear Urbaneer is entitled, ‘Dear Urbaneer: Will The New Anti-Flipping Legislation And A Ban On Foreign Buyers Impact My Toronto Property Investment?‘. In February, I helped a prospective property investor who wondered about the impact of the new CRA taxation requirements – intended to deter shadow-flipping and speculative investment – on the ROI of an investment property. They wrote, “I found your post ‘How Might CRA Taxation Effect The ROI Of An Investment Property?‘ super helpful when I started researching property investment. While I’m hesitant to jump into the market right now given the frequent and sizeable hikes in interest rates, I also want to be prepared in case the right opportunity presents itself; I’m seeing many properties being sold under ‘Power of Sale’ lately, which could represent potential opportunities for me. In addition to the Bank of Canada’s interest rate hikes, the new CRA anti-flipping legislation will likely affect my potential ROI too, right? In this one, we share some fantastic conversions that recently sold in the City of Toronto. There is an undeniable flavour to this style of housing; its history adds substance and texture to the home. And we adore them!
Another popular piece was ‘As We Start Calculating The Impact Of Covid-19, The Failure Of Government To Care For Its Senior Citizens Becomes Apparent‘. In 2023’s January installment of Dear Urbaneer, I offered guidance to a family helping their parents downsize from their residence of almost 40 years into a retirement home. The post, called ‘What Is The Best Process For My Elderly Parents To Downsize And Sell Their House?’ explored a number of factors to consider, ranging from the process of how best to downsize, as well as the implications of selling their property now or holding onto it as a source of revenue. While I was writing that post – which includes sharing the journey of my own Auntie’s transition from living independently in her own condominium to moving into Assisted Living during the pandemic – I found myself more thoroughly considering just how cruel the impact of coronavirus has been on the elderly. One major realization was that the inaction of the Ontario government to adopt new standards that respond to our changing environment signals the province is no longer making the safety and security of its residents a priority. It’s the impending consequences of this pejorative trend that I discuss here.
