November’s instalment of Dear Urbaneer is entitled, ‘Dear Urbaneer: Five Reasons Owners Are Selling Their Toronto Real Estate At A Loss‘. This time, I am sharing my correspondence with an out-of-town dwell hunter who didn’t anticipate how common it’s becoming for Sellers to divest themselves of their Toronto real estate at a loss. They write: “Since we started exploring purchasing a condominium in Toronto to age in place, we’ve been surprised at how often your comprehensive property analyses reveal that the listings we’re interested in were purchased by the current Sellers not very long ago, and that after accounting for all their costs they’re likely going to take a financial loss. Why are there folks who are selling so soon after buying, and in some cases renovating, and losing money? What are we missing?” Check out the full blog for my response!

One of our most well-read pieces this month was “Everyone Exhales: The Bank Of Canada Interest Rate Cut + Mortgage Financing Changes“. The consensus is that the recent mortgage changes, coupled with the interest rate cuts, will invigorate the market, at least in the short term, as previously sidelined Buyers might have the tools they need to climb on or up the property ladder. Yes, there is always the concern that when money becomes cheaper to borrow, demand naturally follows, which could send property values up, making it harder for said buyers to buy a home. But there is no question that these amortization changes will increase purchase power. Read on!

Another popular piece was: Easy-Breezy Indoor Holiday Sparkle. No matter what Holiday you celebrate this season, taking the time to do a little winter decor switch up in your home is a great foundation from which the fun and festivities you favour can unfold. It’s an opportunity to display your faith, share your favourite cultural traditions, and engage with as much of Santa’s ‘secular Christmas’ as you wish. The season of December is about bringing people together in a welcoming space for friendship, family, and food – all topped with the gift of gratitude.
