We brought ‘Living Well On Wellington Street West‘ to market for $499,900. Offered for sale using the List Low Holdback Strategy, we spent seven days leading up to the offer date promoting this stylish property to the neighbourhood and its target market, rolling out several pieces of engaging urban lifestyle content – tailored to our potential buyer demographic. These were posted on our blog and social media feeds including Facebook, Twitter, and Instagram.
In this instance, it was likely that the end user would be a young professional or investor who considered the ‘big city, bright lights’ location of this condo a boon. Close to work AND play? Yes, please! Located in the Entertainment District, this condo is a quick streetcar ride to the financial core or University of Toronto, a short stroll to hip King West and Queen West, and moments to the Billy Bishop Island Airport for weekend getaways, so there was a possibility our buyer would be downsizing zoomers who wished to remain in the heart of it all. Also, being a pet-friendly building in an area with many great pet amenities, we wanted to appeal to dog owners too.

Each one of the blogs above ends with a ‘call to action’ to view our Wellington Street listing, and each was promoted through our various social media platforms.
We also performed a Style Enhancement, where we reconfigure a space to present at its best, using the Seller’s existing furnishings and adding some of our own pieces. It’s all part of Urbaneer’s standard listing services!
Every realtor who showed the property received a digital promotions package which included all our Amenity Content promoting the area and the Feature Sheet, in addition to the Sale Prospectus. The Status Certificate was made available upon request.
Listed for $499,900, our Seller received 4 offers for their consideration, and accepted a condition-free offer for $610,000, accompanied by a $40,000 deposit!
