When you’re a realtor who finds Novelty Architecture amusing, it was only a matter of time the opportunity would present itself to incorporate The Basket Building into a post. And what could be more obvious than using it for Easter? Built for The Longaberger Company, an American manufacturer and distributor of handcrafted maple wood baskets and other home and lifestyle products, the building is the old corporate headquarters on Ohio’s State Route 16. A local landmark (obviously) – it took the shape of the company’s biggest seller, the “Medium Market Basket”.
Incidentally, given this is a real estate blog, today’s lesson is that Novelty Architecture is a bad decision if you’re thinking about future resale value. The moment a property is taste-specific you’re instantly risking how many prospective purchasers will consider your place appealing. And if those taste-specific custom features are comprehensive – and more than just surface cosmetics – potentially making them costly to change, your choices could be financially devastating.
This is precisely what happened to The Longaberger Company. According to Columbus Business First, the building and surrounding 21 acres sold for just $1.2 million, a fraction of its appraised value. Not only that, it sold to the buyer who was most likely to pay the highest sum for the property, being the Historic Newark Basket Company.
Fortunately, what we have in our Easter Basket for your consideration is tasteful, not taste-specific.
Here are some unique urban spaces we’re thrilled to be promoting:
If you’ve been seeking a turn-key classic contemporary residence with a lot of panache in a sensational downtown location, then we’ve got just what the Easter Rabbit ordered! This distinguished semi-detached 2.5 storey Edwardian – dating from 1909 – offers character, convenience, and plenty of pizzazz in one of the city’s most coveted creative neighbourhoods! Featuring some pretty spectacular refreshments and renovations – and oodles of style – this fashion forward residence located at 255 Crawford Street is just three doors from beloved Trinity-Bellwoods Park!
I’m not sure how long you’ve been looking to buy downtown Toronto real estate, but I’m sure you’ve realized it’s pretty rare to view a property like this – which offers the trifecta of affordability, opportunity, and possibility – and doesn’t require 6 sledgehammers, a dumpster bin, and a construction crew to arrive the day after closing. Situated neatly between three fabulous ‘hoods – Pelham Park, Carlton Village & The Junction Triangle – this charming home is ready as-is, but offers tremendous opportunities for renovation and reinvention! Welcome to 417 Symington Avenue!
Originally a warehouse for retailers Simpsons and Sears, this circa 1910 building – characterized as a classic example of 20th Century Industrial Style which marries its traditional architectural façade with contemporary industrial interiors – was redeveloped in the 1990s as this landmark loft conversion containing 526 units. Loft 832 – sleek and chic – has been freshly renovated with over 600 square feet of interior living space plus a balcony overlooking the atrium.
Located in the Annex, a neighbourhood long renowned in our city for its diversity and eclecticism, B Streets Condominiums is an intimate, contemporary structure that sits between the high-energy of Bathurst Street to the West and quiet residential streets to the East. Suite 427 is a spacious 800 square feet of intelligent living space having two well-proportioned bedrooms (with the preferred split bedroom floor plan) + two luxe spa washrooms. Well-appointed, and welcoming, this sun-drenched suite also boasts a balcony!
For those who are seeking a rental that offers the ideal trifecta of location, style, and value, this lower-level suite in a 2-unit bungalow is an ideal contender! Located in Dovercourt Village, just north of Bloor Street West, this dynamic community has a lovely mix of residents and some pretty amazing local retailers. The suite is a bright modern space boasting an open concept entertainment space connecting to a bedroom, a three-piece washroom, and a galley kitchen that walks out to an enchanting rear garden that you share with the other tenant. Fire up the barbecue!
This 1960s semi-detached purpose-built two-unit Swell Dwell located in Prime Riverdale is just five streets from the Broadview Subway Station and The Danforth. Situated in a family-friendly neighbourhood with fantastic shopping amenities and sandwiched between two incredible lush parks, 10 Tennis Crescent has a Walk Score of 86 out of 100. Each suite is 2beds with 1bath, and are fully fitted with a mix of contemporary and vintage furniture, quality linens, towels & kitchenware, and creature comforts like heated mattress pads and flat-screen TVs with Ignite Cable + Wi-Fi. Each suite has its own private outdoor space with a gas barbecue too!
Happy Easter! This image cracks me up, every time!
