Here's a Case Study:

When our clients suddenly found their Toronto loft vacant after an extended period of tenancy, we offered to take care of both styling, then selling, their condominium. The circa 1997 conversion needed to be painted top to bottom… not an easy task with vaulted ceilings, and then furnished to help showcase the scale and proportion of the space. If your residence has unusual proportions – like this did, being only 11 feet wide but with soaring 17 foot ceilings – it's critical you furnish it to help Buyers see the scale against everyday items. Also, a vacant property will always command a lower price, for without any context of 'Home', buyers may have trouble emotionally connecting to the space. Remember, 'Home Is Where The Heart Is', so you want to pull out all the stops at creating an aspirational setting.

In the photo above, you can see how large the over-sized window is. Without furniture the eye wouldn't have much to reference in determining how big it truly is. We also chose an interesting multi-coloured wool carpet that matched to red-stained floors to create visual continuity. A dining table reinforces that this space can accommodate a seating area and dining.



The bedroom, around 9 x 10 feet, read as 'too small' without any furniture. By placing a double bed with tables on each side, Buyers could visualize the space better, and be comfortable that the room could work for one or two.

Below, a stunning watercolour in a gold frame conveys a 'spa-like' setting for this bath, creating a visual connection to the stone floors and creating a focal point in what is otherwise a utilitarian space.
