This month we share the story of a lovely couple expecting their first baby. One of the amusing insights we've learned after over two decades – and you may not realize this – but we realtors are often some of the first people who find out the news of an impending arrival. Which was precisely the case when our Buyers called and said “We thought we'd sell our condo and get something bigger.” To which we replied “Is there a baby on the way?” Pause. And then our Buyers whispered “Yes, but no one knows yet!”
Naturally, these two (and a half!) Buyers wanted to find a home that would fit their new family, but also allow them room to grow. We've learned that when you’re expecting, even the smallest tasks can seem a little more daunting. Not only is the 'mom-to-be' flush with excitement while her body changes introducing new feats of (im)mobility, her hormones are raging with a full on nesting instinct. There have been several occasions over the years where we've been showing properties when the very pregnant mom-to-be emphatically states she wants the place. As realtors, it's our job to challenge those proclamations when the property is pragmatically incorrect (like being too small, having bedrooms located on different levels, or needing too many renovations when the due date is imminent). It's critical to know when hormones are overriding the rationale.
Our Buyers were very open to what they purchased, knowing they wanted to stay in the central west end and close to transit. They weren't keen on tackling a renovation, sought a location where other young parents like them would be engaging with the local school, and were limited by a budget which had to land in the mid $400,000s.
The first six weeks of the search were discouraging. After all, when you have a delivery date looming, every additional day can feel like a weight on your shoulders (and, face it, there is a child growing in your belly!). But after nearly twenty property viewings where nothing had felt 'right', a fresh-on-the-market townhouse near Lansdowne and Davenport came to market which held promise.
We love the collections of condo stacked townhouses in 'Davenport Village' on Foundry and Turntable Avenues. This infill site on former railway lands has become a community-within-a-community which boasts a large park and playground at its centre, surrounded by a one-time railway factory turned into an authentic residential loft building, townhouses which have been built since 2007, and new mid-rise condominiums and a soon-to-be built grocery store and bank on the way. Already home to over 3800 residents, even more new amenities are under construction, including a coffee shop and pub – and another enormous large park – which will continue to anchor this new community into its own village-like urban fabric.
Listed at $469,900, this 7 year old townhouse offered both the space and modern feel our Buyers were seeking. Plus, it was move-in ready! The MLS copy desribed it accurately: “This Immaculate, Spacious Townhouse Has One Of The Most Sought After Floor Plans In The Complex. Brand New Laminate Flooring Throughout, Freshly Painted, Modern Neutral Decor, Nothing To Do But Move In. The Kitchen With Stainless Steel Appliances & Breakfast Bar Overlooks An Open Concept Living & Dining Room. 3 Spacious Bedrooms, 2 Full Bathrooms & A Loft/Den On The Third Floor, Make This A Wonderful Family Home In Desirable Davenport Village”.
Our Buyers loved the 3+1 bedroom layout, the well-proportioned 'zones for living' and the top floor den with terrace offering a quiet, panoramic perch. It was centrally located and well-connected to the city, yet removed just enough to offer a small-community feel. And with it booming with young families just like themselves, and some stellar schools nearby including Regal Road Junior Public School (GR. JK-06), this was an ideal location for our Buyers to put down roots.
