July’s instalment of Dear Urbaneer is entitled, ‘Has The Toronto Real Estate Market Gone SLO MO?‘. In it, Steve responds to a client who noticed the market has slowed significantly – even taking into account the Summer season – and wonders why. They write: “As you know, we’ve been actively seeking a property to purchase in one of the several downtown neighbourhoods we desire. Lately, however, the market feels slower. Plus, some grim things are being reported in the media regarding a slide. Is this accurate? And what is behind this shift?” Read on for his discussion!

One of our most well-read pieces this month was a blog entitled, ‘Here’s One Of The First New 4-Unit Condos Replacing Single Family Houses In East York, Toronto’. In May 2023, the City of Toronto made a progressive leap forward when they adopted the recommendations of a ‘Multiplex Study’ that was part of Toronto’s Expanding Housing Options In Neighbourhoods Initiative. The resulting Zoning By-Law Amendment granted the ‘as-of-right’ to build multiplexes up to four units (plus a garden suite or laneway home when meeting the criteria) on parcels of land that were previously the domain of single-family dwellings. We wrote about it here: As-Of-Right Multiplexes Create Missing Middle Options For Toronto Real Estate. In this blog, you can see one of the first fourplexes to go up in East York since the amendment!
Another popular piece was: ‘City Of Toronto To Permit Higher Density Housing With New ‘Major Streets Bylaw‘. Another piece concerning Toronto bylaws, this one details the City’s plan to encourage densification along a selection of qualifying “major streets”. They’re hoping that through zoning changes we’ll soon see a more diverse array of housing for Torontonians. It’s a thorny issue when density is introduced to former single-dwelling zones, because there are usually strong opinions on both sides of the debate. It’s also challenging to strike a balance, between respecting the existing fabric of a neighbourhood and the lifestyle of its residents, while providing meaningful solutions in a housing crisis.
