What We Do @Urbaneer
One of 12 custom lofts converted in 2001 by developer Bob Mitchell located in the former Bell Telephone World Headquarters constructed in 1911 – we launched a marketing program custom-tailored to expose this unique urban space to the largest pool of prospective purchasers while ensuring its keywords would attract its specific target market.
A 1bed+den loft like this one, situated in a boutique building, and nestled in prime Riverdale is a very special home indeed. In fact, since it was converted over 20 years ago – when we sold half of the 12 lofts preconstruction – the five 2-level lofts on the first level have long appealed to a very specific target market. Who? Intelligently designed, with exceptional sun-dappled terraces, these residences have long appealed to professional single and couple straight and gay boomers who have adult children with kids living in this neighbourhood. These fantastic lock-up-and-go pied-a-terres rarely come to market. In fact, I last sold this particular loft 11 years ago exclusively.
Market Exposure & Information Packages
The day this Sun-Kissed Contemporary Loft In Riverdale’s Printers Row came to market we sent a direct mail postcard (see above) to 4,900 households in the surrounding Riverdale neighbourhood.
Receiving offers anytime, we accommodated private viewings and hosted two public open houses to ensure maximum exposure.
In addition, every Buyer who showed the property received a digital promotions package that included a custom-designed Sales Prospectus outlining the benefits of the neighbourhood, the history of the building, the features of the unit, and a comprehensive summary of expenses and property upgrades. We also had the Status Certificate and the associated Condo Documents – including a comprehensive summary of the buildings operations, expenses, and proposed imminent upgrades and improvements – available for interested parties. We also spent a considerable amount of time engaging the property manager to ensure we were fully informed and well-versed on the condominium corporation so we could serve our Seller and potential Buyers to our highest ability. After all, selling a condominium is not only about understanding the bricks and mortar condition of the complex, but being well-versed in the Engineering Reports, Reserve Fund Study and Financial Statements is essential if the Listing Realtor is going to convert prospective Buyers into active Bidders.
Along with our Direct Mail Campaign & Open Houses, we promoted this character loft by creating custom content about the location, the architecture, as well as urban amenities in proximity to the property which we posted and promoted on our blog and social media feeds – including Facebook, Twitter, and Instagram.

Listed for 28 days, the successful Purchaser received our comprehensive digital package and viewed the property twice before proceeding with the purchase. The Buyer was one of 2 parties who submitted offers for our Seller’s consideration. Our Seller accepted the second bid, accompanied by a sizable $100,000 deposit, and a completion date convenient to both parties!
