Welcome to our November 2016 Home of the Month! This feature provides a snapshot of what urbaneer.com's Buyers have recently purchased in the City of Toronto.

This month we share the tale of a couple whom, prior to co-mingling, each occupied their own vintage lofts in the central west end. Let me tell you – from first hand experience – moving out of one's vintage loft into traditional Toronto housing can be a challenge, especially when one has become accustomed to living with ten foot-high-ceilings and an open concept space plan. Thank goodness Toronto has its fair share of Victorians for the loft dwellers to consider!

In addition to our Buyers' love for wood beams, exposed brick walls, and soaring ceilings typical of the 'hard loft' aesthetic, they were also die-hard central west fans, with a particular attraction to Roncesvalles Village and Dufferin Grove. In fact, when I first reconnected with one of the Buyers – a repeat client – and her soon-to-be fiance, it was clear this couple had a solid grasp of what kind of home they were looking for. Their list of wishes, wants, and needs, would become even further refined during our year long search (which isn't unusual in the Toronto real estate market where houses of merit are in short supply and rare-to-market). When she became pregnant with their first child, a reputable school catchment area shot to the top of their wish list. Their friends shared their mistake of purchasing a house without full consideration of the school district; their recommendation was to buy in the best school districts because our inner city baby boom has resulted in the better schools being at capacity by children located within their own specific catchment area.

Having made several attempts to secure properties – and dismissing multiple marginal others – our Buyers were positively smitten when this near 2350 square foot sun-filled Victorian residence came to market with around $250,000 in renovations completed in 2013. Better still, this 3+1bed/3bath home had been renovated in the Buyers' preferred loft aesthetic, including exposed brick walls, wood beamed ceilings, and some pretty swish finishes and fittings including a 2 person steam shower, custom cedar deck, an original wood fireplace, as well as custom built-in wardrobes in all of the bedrooms. With a charming courtyard garden, oversized garage, and a lower level suite renting for about $1,300/month (which offsets just over $300,000 of a mortgage at today's interest rates), this marvelous residence located just steps to College Street, Dundas West, and the Ossington Strip, offered turn key living in the coveted Old Orchard Elementary School District.
