Our Buyer – who had just returned from New York City after years abroad – enlisted our services to find a 3 bedroom house in the central west end. Her preference was for a house that was solid, with good mechanics, but still afforded the opportunity to improve as she was enthusiastic to putting her own personal stamp on a dwelling and increase its resale value. And, like many Buyers in a climate of rapidly spiking Toronto real estate values, she hoped to acquire a dwelling that afforded the opportunity for an accessory apartment to ease the financial burden of ownership.
Our search focused on Bloordale Village to the north, Little Portugal and Brockton Village to the south, and anything in between in the neighbourhood of Dufferin Grove which is the location of convenient Dufferin Mall and the bucolic community-centric green space of Dufferin Grove Park. This area had long been a favourite, in part because family also lived in the area. Having worked abroad for several years, our Buyer craved proximity to her family and in particular, her young niece and nephew. To have them nearby and sharing family life on a daily basis was a priority. How wonderful is that?
Along with her partner, our Buyer embarked on a vertical learning curve on the dynamic – and at times puzzling – Toronto freehold housing market. Initially determined not to exceed her modest and well-researched budget, our intrepid couple (very much to their credit) quickly realized that not all entry-level freehold housing is created equally. And how! For example, one beautifully presented – and seductively photographed – house was plagued with some very serious structural issues which would have sunk her renovation budget in a flash. And yet it garnered a significant price all the same. Such are the trials and tribulations of the Toronto real estate market with its typically 100 year old housing stock.
After seeing a number of houses that fell short of expectations -some quite wildly – our Buyer knew instinctively that she'd found “the one”. In her words, and true to our bidding, it was all “green lights!”. And she was sufficiently well-informed after her 8 months search to know that it presented a rare and hard-to-come-by-opportunity that she did not want to miss. Which is precisely why she put her best offer forward to secure this property as her next home.
