Which brings us to this month’s feature – a sensational one bedroom and den condominium in a stellar Midtown location.
Sometimes a client will LOVE everything about her home but just needs a little more space! Case in point, our buyer had been living in her midtown condominium since its completion in 2003. She loved her building’s Triple AAA location but decided she would really like an extra room and a little more light. Solution? Move three floors higher to the parkvista side in the very same building!
Like us, our client adores The Parkside Condominium. Located on the south west corner of the intersection of Davisville & Mount Pleasant Road, The Parkside boasts views of park green space as its name suggests, with several suites overlooking the baseball, soccer, tennis & playground facilities of June Rowlands Park to the north. Built in 2003 by Greenco, and managed by Goldview Property Management, The Parkside has 148 suites, ranging in size from 570sq ft. to 1070sq ft., spread over nine storeys. Building amenities include a top-notch gym, a party room, a guest room and 17 visitor underground parking spaces and security system. Pets are allowed.
This midtown location is stacked with amenities, all nearby and conveniently located, in support of a pedestrian lifestyle. In addition to grocers, pharmacies, purveyors of fresh produce (there is a farmers market in the park during the summer months), gyms and access to public transit- all within walking distance, there are plenty of stops along the way for wandering gourmands, within the Mt. Pleasant and Bayview area. Smells of freshly baked goods waft from Thobors Boulangerie Patisserie Café. Sushi lovers delight in Hokkaido Sushi Restaurant. Reportedly some of the best Indian food in town can be found at Amaya Restaurant. Neighbourhood pubs, great for gathering with friends for a pint, include the Red Lantern (Merton & Mt. Pleasant), Granite Brewery (Eglinton & Mt. Pleasant) and the Longest Yard (just north of Davisville on Mt. Pleasant).
This gorgeous suite had 732 square feet of interior space with a near 50 feet of balcony. Configured as a one bedroom and private den, this suite had recently undergone a stylish transformation with an upgraded kitchen featuring a new sink, faucet, subway tile backsplash, caesarstone counters and a new cooktop. Featuring a dreamy kitchen, excellent room proportions, wood floors, and a sensational sun-drenched park view, our buyer was quick to submit an offer. And with good reason. Within 48 hours of coming to market this suite went into competition.
Here are some photos of this fantastic property:
Offered at $389,900, our buyer paid a squeak over the asking price to secure this property. Fortunately, given she was already a resident of the condominium, her competitive edge was being able to purchase this suite without a condition on review of the building’s Status Certificate. Without question, this was to her advantage.
