This month we share the tale of our Buyers – a delightful engaging couple – who had to balance their budget and their location to serve both their needs. Like many home buyers – where she takes the subway to her work in the central business district while he drives to his job in the suburbs – finding the ideal location that accommodates two very different commutes was their challenge. Combining this critical factor was their budget for a freehold house, which was in the 550k to 600k range.

Given he works in Durham Region to the east of the City, we identified The Danforth as an ideal location for their consideration. The Danforth – a major arterial road with a subway line that is an extension of Bloor Street in the west – spans from Broadview Avenue east to Victoria Park (and longer). It is home to several neighbourhood jewels that are particularly enticing for those who are keenly aware of the relationship between property and price paid and who value the ability to get the most mileage for their dollars. Moreover, The Danforth offers several swift access points to the Don Valley Parkway, which whisks you north to Highway 401, and connects commuters to all points east and west of the city. It also remains one of the last locations on any subway line where you can purchase an upgraded dwelling within this prescribed budget – between the Coxwell and Victoria Park Subway Stations.

We love The Danforth, as it also boasts several amenities necessary to preserving and progressing property value, such as recreational green space, shopping, access to public transportation, and a host of good schools. The Danforth neighbourhood goes far to maintain a family-friendly vibe that informs on the local sense of community and permeates the very air. In short, this location is a winner for those who want an engaging quality of life and an area that will assuredly increase in value.

Our Buyers had only been a few weeks into their search when they viewed this beautifully upgraded semi-detached dwelling three blocks from the Main Street Subway Station. With their preference for 3 bedrooms and something which didn't require substantial renovations, this dwelling nestled on a quiet leafy street fit the bill. Being fully renovated and boasting a new modern kitchen, an open concept space plan, updated mechanicals, and a finished basement with a second washroom, this property met most of their criteria.

Listed at 529,000, this residence attracted 3 offers. Our buyers were proactively aggressive and secured this dreamy home on the second round of negotiations, paying about 14% over the list price. It was a well-played strategy. They're thrilled, and so are we!
