Welcome to's Home Of The Month feature, which showcases what our clients have recently purchased in the City of Toronto. This month we focus on first-time Buyers who were looking to purchase a detached home.

In order to have the privilege of securing one of the rare-to-market four-bedroom detached properties in this particular section of The Danforth, our Buyers, who had been highly focused in their search, ultimately moved forward decisively with a strong bully offer. Why? In proximity to all the attractions of Danforth Avenue itself, the Coxwell subway station, and within a short stroll to beloved East Lynn Park, this desirable abode represented the ideal marriage of condition, size, space plan, income-supplement-potential, and convenient location.

Our first-time Buyers originally came to us with a request to assist in locating a three-bedroom house. After several prior efforts had repeatedly and frustratingly fallen short with another realtor, their sense of urgency was in part elevated by the recent arrival of their newborn. Not only were their nesting instincts oscillating high, but they were squeezed into a one-bedroom rental apartment. This new family of three was growing fast and their clock was a-tickin'!

We assisted our Buyers by embarking upon an enlightening – and somewhat vertical – learning curve on the dynamic and at times puzzling Toronto freehold housing market. Our urban family – very much to their credit – recognized early on that bravely facing competition would be necessary to secure a desirable renovated detached or semi-detached property in one of our city's most popular 'value for dollar' locations. Our Buyers focused in two well situated areas; the Corso Italia and Humewood areas in the city's west end, and the Greenwood/Coxwell and Monarch Park areas in the east end. After seeing a number of houses which fell short of their expectations in some regard or another, and losing one notable property that sold in a bidding war for a sum even we regarded as “truly nuts”, this dwelling came to market which left our Buyers feeling, instinctually, that they'd found 'the one'. A testament to their very well-researched and nuanced understanding of real-estate values, and their recognizing this property was truly rare and hard to come by, our Buyers proceeded with a bully offer to secure this property as their very first home. A Perfect Home For The First Time Buyer Featuring A One Bedroom In-Law Suite With Separate Entrance Or Great Additional Living Space. Large Deck For Summer Barbecues! A Short Walk To Subway, Restaurants, Shops And Park. Outstanding Neighbourhood.”

Featuring a large fenced back yard, four bedrooms, two and a half baths, and a cozy in-law suite with separate entrance, this detached house was listed at $679,900. After carefully reviewing recent sales in the immediate vicinity, our clients requested we explore the possibility of a pre-emptive offer on their behalf with the sellers. Through their agent, the sellers graciously agreed to entertain our expression of interest, and the parties came to an agreement for around 17% over the asking price.
